In 2013 when I rented from them, either they or they allowed someone to come in to my flat with a key, without my knowledge and permission and they went through my personal belongings. Terrible treatment.

Annual update: living in a lovely rental now and still feel the exact same about this company. All 5 star reviews will be landlords I'm sure. It all seems great for landlords who never get contacted with issues as nothing gets escalated due to intimidation (bullying) of the tenant. Very fitting for current social times. Eventually I hope word of mouth will prevent tenants signing up and their plan is ruined, until they make a new name i'm sure.Also experienced the "cleaning fee" trick in conjunction with "admin fee" for processing this clean. It's a complete scam and my flat was not professionally cleaned before my arrival so I doubt they actually used this money to hire one when I left. I paid it in the end as they eventually beat me down with their incompetency, I needed out. On reflection I second other reviewers who say manager Debbie is one of the most patronising people I've met. She even had the cheek to have a cheap shot at my employer (NHS) on her exit, and complained I made her a bad coffee when she came round! Complete power trip.For an example of argumentative and intimidating approach not open to feedback please see their response below - no lessons learned, 99% sure it contravenes GDPR. I wrote that email because I treat people nicely and couldn't believe the lengths I'd had to go to so I could get a mattress I could sleep on after 4 months! I have never had issues with any other estate agents either, but yet they blame me.

AVOID AVOID AVOID!!The worst estate agents we?ve ever dealt with. Rude, incompetent members of staff and a very defensive manager.From the start we had problems with this company. Moving into an untidy flat and was told to wait 2 days for a cleaner, not a good start. Took them a long time to get our letterbox key so was living there the first months without access to our post, which moving into a new property is quite important for bills etc..Every time we contacted them we were met with very rude members of staff who seemed like they couldn?t be bothered and hated their jobs.We?ve now moved out of the property and have had a total of £309 taken off our deposit for the ?small amounts of dust?. We spent two full days attempting to clean the flat before moving out, yes we?re not professional cleaners but we certainly left the property in a cleaner state than when we moved in.After querying the amount deducted the manager was very defensive, rude and was no help at all.Avoid at all costs.

The only bad experience I've ever had with an estate agent. Rang 5 minutes before scheduled viewing saying they didn't have the keys, which I'd travelled over an hour for. Rang to rearrange and was told different property details to those advertised.Complete time wasters.

Avoid at all costs. The most stressful experience we have ever had! We rented a property that was untidy when we looked around, but we assumed would be cleaned and decorated before we moved in, as with previous lets we had.The apartment was an absolute hovel when we got the keys - flithy, damp, mouse droppings, dirty un-hoovered carpets, none of the lights worked, rotted bath panel, mould all over the walls. Dirty dusty greasy blinds & windows. Just a disgusting state. Called the office to be told they were closing as it was a Saturday, and would request work to be done on Monday, but that they had had cleaners in and they couldnt get anyone out that day - utter lie (see pics). We had to spend 3 days cleaning before we could move our things in and then took moths to get anything fixed.Ended the tenancy after just 4 months due to damp and mould issues which they refused to fix and were causing health problems.Patronising, rude staff, and just generally an awful, stressful, bad experience and a total waste of money.

Unfortunately the experience renting a property with Hudson Moody Wass in Leeds mirrors that of many other individuals who have left reviews on Google. Initially the staff were very friendly and the property looked great upon viewing. However, upon moving in it was clear the furniture was of extremely poor quality and they even tried to charge us for a replacement fridge door and drawers when we moved out despite both being broken upon move in! The £75 admin fee for a £50 clean is a joke and the customer service is so rude that in the end we felt bullied into paying for the cleaning fee despite the flat being much cleaner than the state in which it was provided to us. As echoed in the other reviews, they will find any way they can to deduct money from your deposit and are rude until you give in. This is not how customers should be treated, especially as we would have considered renting with them again before this point. I have rented with JLL in Leeds who have more professional staff and do not try and con you out of your own money!Leeds who

Unfortunately this was one of my worst experience. When I tried to book a table they said this offer was not available. But then when we were at the resturant they agreed it was available but only on starter n main and said we had to buy drinks to redeem the offer. To make things worse the restaurant was covered in flies. Two flies fell in my friends drink. The starter was good but neither of us was impressed with the main. My friend didn't finish hers. Finally it took us ages to get our bill despite repeatedly requesting it especially when they had only one other customer. We missed our movie in the end waiting for the bill. Very disappointing. Won't go there again or recommend it. Only thing I would say is that the staff were friendly.

Avoid if at all possible. I would give zero stars if I could. Horrible company to deal with. Con artists. They will let you a property in horrendous condition and they will try to charge you for it at the end of your tenancy. Just look at the other reviews. Says it all.

Worse letting agents you could deal with. Let's out property in disrepair and blames you for it after you discover issues. Avoid!

Terrible experience as they said they had secured me a flat knowing that I was moving across the country for a job. Turns out they never communicated well enough with the landlord as the flat was already rented to another tenant.

We have rented several properties in both Leeds and Manchester. Dealing with agents has been a nightmare and something we have come to dread doing.Renting with Hudson Moody Wass was a refreshing change. Any repairs or problems we had with the property were dealt with swiftly. Staff were lovely and friendly. We?ve only had one problem, which was a misunderstanding about a viewing. However as soon as we brought the issue to their attention it was handled very professionally. Both my partner and I would recommend them to anyone who is looking to rent in Leeds.

The worst customer service we have ever received. The unprofessional and dishonest attitude of the employees leaves a lot to be desired. On top of everything we literally got yelled at by Mr. Wass during our application process, which should actually be the honey moon phase of your tenancy. I honestly question the integrity of that place, we have been spoken to in a condescending way on pretty much every occasion. To the point we've decided not to take the promperty just moments before signing the contract and losing out on application fees. Not worth a while.I would like to mention that we did not change our minds with regards to the property, we would most certainly have rented it out... Perhaps if it was managed by a more serious property management company.
