I live next door to a property they manage for around 4 years. The tenants smoke weed constantly after many complaints they have done nothing.I also believe the landlord is in the dark about the situation.

Google should really do a better job by splitting reviews made from tenants, investors and property sellers for such agencies. Currently they are all mixed and if I were someone looking to rent, I'd go through these very, very carefully to find out what kind of people I'll be dealing with as a potential tenant.I've had a horrible experience being a tenant into one of Dwell Leeds property. First of all, they don't care at all about the tenants' wellbeing and would often not notify the landlord about complaints made against another tenant. I spent a few years (as I couldn't afford to move) in hell thanks to them not taking any action against a tenant who was constantly abusive, would steal food, make noise all night and just before I moved out, he crossed the last line and assaulted me. Unfortunately, it was just the two of us and the police couldn't do anything. That was the breaking point when I left. My complaints over the years were met with condescension and promises that this is his last chance, while he would stop for a while and continue his appalling behaviour. This is a person who is not mentally fit to share a space with other people. Dwell would lie to new tenants that the house is full of professionals, whereas the tenant in question lives off benefits. Other tenants would just stoically suffer through his behaviour and move out as he was a physically intimidating person. Those who dared complain were met with the same response from Dwell as me, followed by vengeful abusive behaviour from him. Apart from the above, this guy would bring in friends (and women) overnight, blast his TV/audio system, decide to use the vacuum cleaner at 6am in the morning, abuse substances/alcohol (once he was walking naked around the house and knocking on people's doors, likely looking for a fight). This is the kind of behaviour that Dwell and the landlord would consider normal and let their tenants go through.TL;DR If you care for your mental and physical well-being, under any circumstances DO NOT rent from Dwell Leeds. I can't stress this enough.AVOID AVOID AVOID

I've only recently started working with Dwell, they've been helping me find investment properties in Leeds. So far brilliant, Jasmine has been really helpful, going out of her way to find and set up viewings at suitable properties, helping me negotiate with vendors, and giving me a better understanding of the local market. Thank you so much for Jon and Ross for managing the refurb works of my properties in Leeds and taking care of my properties so well. And thank you so much Jasmine for securing various buyers to bid up my property for sale. I wish all my other properties not in Leeds could have been managed by Dwell Leeds as well!

I cannot express how grateful I am for the exceptional service provided by Dwell letting agent. Unprofessional and Sneaky. Typical example of an agency whose conduct necessitates new laws and regulations. They advertised a rental property, I made an offer at the asking price via email, WhatsApp and their web form, but they simply ignored it. The next day they increased the rent.Also, they don't take calls, and ask you to communicate via WhatsApp. So you're just left hanging waiting for them to respond.
