God Awful.We went to view a property today, called ahead to tell them we were going to be 10 mins late and were told by Jasmine she would call the person on site and let us know if this was not Okay. Arrived (8mins late) and noone at the property. Called the office spoke to Jasmine again who said the person doing the viewing had left... they hadn't called us back to tell us and then said "who was it you spoke to?" She had clearly put the phone down and completely forgotten. An hour and a half round trip wasted due to incompetence.

After applying to rent a property, they took more than 2 weeks to give me an answer on my application even after I called a few times and sent them emails. Even though my offer was pretty good, they tried to ask me for more money until they formally rejected it which took more than 2 weeks from the application date. It seems they did not want to accept my offer (which they did not) but they did not formally reject it either in case they do not receive any better offer.

Ruby at Linley & Simpson was the estate agent for the seller of the flat which I've just bought. Although she wasn't acting on my behalf, she was great throughout. She attended to matters very quickly, chased solicitors and others, and gave me regular updates. The gift box which I received on completion was a very nice touch. Ruby helped make my purchase a very pleasant experience.

I recently had a disappointing experience with a property agent, and I feel compelled to share my experience with others. The level of professionalism and service provided by this agent left much to be desired. Here are some specific reasons why I would not recommend working with them:Poor Communication: Throughout the entire process, the property agent displayed a lack of communication skills. They were consistently unresponsive to phone calls and emails, making it frustrating to stay updated on any developments or progress related to the property. It seemed as though my inquiries and concerns were not a priority to them.Lack of Knowledge: The agent's lack of knowledge was glaringly evident. They were unable to answer basic questions about the property or the local market. Their limited understanding left me feeling uncertain and unsupported throughout the transaction. It was apparent that they did not invest enough time in staying updated with current trends and regulations.Negligence in Documentation: The agent's negligence with important paperwork was concerning. They failed to provide essential documents on time, causing unnecessary delays and complications. This lackadaisical approach to vital paperwork displayed a lack of professionalism and disregard for their clients' time and interests.Misrepresentation of Property: The agent grossly misrepresented the property I was interested in. They provided misleading information about its condition, amenities, and neighborhood. This not only wasted my time but also caused disappointment and frustration when the reality did not match the agent's descriptions.Overall, my experience with this property agent was highly disappointing. Their poor communication, lack of knowledge, negligence in documentation, misrepresentation of the property, and pushy sales tactics made the entire process arduous and unpleasant. I would strongly advise against working with this agent if you value professionalism and want a smooth and transparent property transactionstay away from manager named: (dave)

We bought a house through this letting agent in 2021At the time they were great as they were very approachable and responsive, leaving us as very happy customers.It turns out they?ll happily tell lies to make a sale!We live down a dirt track and the agent told us that the council carries out repairs every year / as & when required - this was a lie as it?s a private road.We were also told that a particular room had undergone a damp course. We?ve found out today that that was another lie which will cost thousands due to the hidden extent of damage over the years.I?m left wondering what else they may have lied to us about.

What can I say! From start to finish the team have been super efficient with helping us get my property on the market and people in to see it. As a seller we have found that L&S are very proactive and professional in dealing with potential buyers in what is a difficult market. Very good comms regarding sales progression in particular Ruby. The fee was in line with the local market.

I've recently used Linley & Simpson Bingley branch to both sell and buy a property.Both the sale and purchase encountered a number of challenges along the way however the team at Linley & Simpson kept me informed, offered proactive guidance and support and dealt with everything swiftly. A special mention to Ruby who is an absolute super star. Her customer service is impeccable. Ruby ensured she checked in regularly, supported with solicitor follow ups and kept on top of viewings and feedback.Thank you again to all the team at L&S for guiding us through what was a pretty challenging and stressful couple of transactions.
