This is the sort of firm, more specifically the director is the sort of person, who sends a section 21 no fault eviction notice just before 5pm on a Friday, close to a rent payment date, to leave no time for quick action, and does so because a good tenant is happy to continue renting on a periodic tenancy and doesn't want or need a new AST.
They are in it for nothing more than the money; they do not care about people.
They are unscrupulous and greedy. It's all about targets, with no concern for the human impact.
If you rent from them, good luck. Prepare to be ignored and bullied, and have noticed served at the most inconvenient time for you.
If you use them as an agent to manage your property, don't believe a word they say, and be prepared to pay more fees than you need to, not that you'll know. If you hide behind the agent, shame on you.
Updated following response from owner:
Shooting the messenger? The author, more like. I imagine events unfold like this:
Agent to Landlord: we'll get a new AST from your existing tenant so you have another 12 months security.
(Agent, to themselves: not that we need to as legally it's now a Periodic tenancy, and not that the AST will be worth the paper it's written on as the new law will replace all ASTs with Periodic tenancies in a few months, but at least we'll get our renewal fee.)
Agent to Tenant: you're excellent tenants; sign a new AST please.
Tenant to Agent: no thanks, don't need to as the existing AST signed with you says it becomes a Periodic and I'm OK with that.
Agent to Tenant: you have to, we insist.
Tenant to Agent: no thanks, and please stop pressuring.
Agent to Landlord: they won't sign a new AST; we recommend you evict. Would you like us to continue?
Landlord to Agent: ok, if that's what you recommend, you're the experts.
(Agent to themselves: great, we've had our instructions from the client.)
Agent to Tenant: unfortunately the landlord wants their property back, here's a section 21 notice.
(Agent to themselves: and now we can charge eviction fees, new tenant fees, etc., so more than before. Who cares about the excellent tenants and the impact on their lives? Not us! ? )
And I never said the tenant was charged fees; the implication was regarding unnecessary fees charged to landlords, no doubt driven by in-house targets.
So yes, unscrupulous, greedy - and cruel. That's the picture painted by observation of the agent's actions.
Frustrated? Frustration is Waitrose not having your preferred sourdough.
I hope one day - maybe soon - you'll reflect on unnecessary evictions like this and the real life impacts they have.
