Just off the phone to Alison Stevenson at the Stirling branch. My grandmother and I were waiting on a call back from her to arrange a suitable home visit, so my grandmother could discuss her Will and Power of Attorney etc. Alison said she'd call back last week, but heard nothing, so thought a phone call would act as a reminder, and I told the receptionist who picked up as much.As soon as Alison picked up the phone she was defensive, saying that it was myself who was meant to call her back with my grandmother's decision on how to move things forward. My Gran was on the last call we had with Alison, so if we had been provided with all the information we needed, we would have made a decision then and there, but we absolutely were not in possession of all the information and my grandmother and I both heard her say she'd call us back "next week". We were unable to make any decisions on the last call because we had not been given any pricing regarding our needs, she said she would speak to the solicitor, Anthony, and get back to us with pricing and a suitable date to visit my grandmother, as she is disabled.She didn't want to admit any fault and was almost hostile in her defense, she simply didn't want to accept she had messed up. If an apology and some proper customer service had been given, we would have brushed any animosity under the carpet, but she wasn't interested in what I had to say on the matter.Ultimately we decided to terminate any further dealings with this solicitor, and requested that my grandmother's current will on their files, be destroyed, as we want no further association with this practice.It was originally Muirhead & Buchanan and our solicitor was Mr Anderson. He was a gentleman and knew how to do his job and he did it well. I understand sometimes these things can slip through the net, but to accuse me and my grandmother of incompetence when it was very much on their side is not acceptable.I want to make other people aware of our experience and also ensure that the Will & Testament on file is destroyed, as per our agreement before the call was terminated and this review will show as a record that that request was indeed made before any further "mistakes" are made.Terribly poor customer service. We absolutely were waiting on a call back as agreed and getting argumentative over the phone about it when there's 2x of us here that can confirm the conversation had, is not what I would call an exemplary service. Property sales side great. Lovely people all round. But as a purchaser on two occasions, I wouldn?t recommended the legal department. Stood and cried when I got the keys to the home I had been living out of boxes for years for, and was delighted to get, but was only eventually allowed into after they blamed my solicitor for they dealt when in fact it was their client.I had ten days to make it habitable. It took professional cleaners four hours in the kitchen ONLY, and EVERY SINGLE appliance had something broken, smashed, cracked or not working. My solicitor was told by the legal department in the lead up to completion that when the boiler that had never been serviced was done upon our request (the seller detailed everything she was leaving for me to pay for, and didn?t care that she was dumping her unwanted belongings for me to clear), it was ?goodwill?. And when I requested clarification that all the appliances were in working order - as on their paper thin contract I was asked to take full responsibility for them without knowing what they were like - it was brushed off as standard procedure. However, despite them confirming they were, it transpired that the grill was completely broken. And although everyone I speak to is appalled at the state of the house (one tradesman asked me if I had supplied him with the correct address, as the house is only six years old) and saying I should have recourse, I don?t. The grill was fixed prior to entry, she still dumped things despite my solicitor?s letter that no belongings were to be left behind, and everything else was smashed and broken or irreplaceable, as well as two items needing chucked out. Neither single thing is over £400 (legal requirement). All were hundreds individually and requiring all trades. This has culminated to thousands of pounds. And the crazy paving that all has to be relayed outside would not be included either.Plus there are the costs of pursuing said seller which would run into the thousands.I was so stressed and anxious it affected me physically, I fell ill and ended up with a horrendous internal rupture and an emergency visit to hospital.All of this is why you just make sure you check contracts thoroughly and adjust, don?t allow legal departments to ignore your requests or brush over things, read reviews, get a surveyor (although it was a seller?s market, so if that was the case your bid would be likely to be ignored), and make sure you do a second viewing and check ALL the appliances in the property. Even though it?s not until you begin using them that you find things that have been covered up by the seller or furniture or in plain sight that you didn?t see. I found things sellotaped on. And then despite the fact that you have moved house, you have to make any claim within a week which is completely unrealistic. It goes without saying that the whole thing is a complete injustice. And having a poor legal department to deal with makes the stress levels reach nuclear status, which is exhausting and inexcusable.And this is on top of offering to the seller in the initial stages that as part of the bid the damaged and cracked wash hand basin in the ensuite that needed replacing would be taken on and they wouldn?t have to do it.It is not right for anyone to be treated like this.I now have eyelashes and hair falling out.The agent should also have done their homework prior to putting the property on the market.

The lawyer was diligent reachable and went the extra mile to complete this sale.I have nothing but praise for him.the REAgent did his job but little more .when we needed someone to show the house no one was available . Reports on viewings had to be solicited. I rate the person only average.

Very professional service selling my property. The base price was good value. The sale was well handled and sold quickly. Staff were excellent to deal with and explained things clearly as the sale progressed. Viewings were shared between myself and the agents and were carried out sympathetically and professionally. Approximately £2400 in total including legal costs to sell a property valued at £127k. Don?t know how that compares but I was very happy with the service provided. I would have no hesitation in recommending the Stirling office of Aberdein Considine to others.

I originally looked up this group of solicitors for conveyancing of a house in Stirlingshire. The reviews were good and received a quote that was about the going rate. Paul was very helpful, efficient and there was good and clear communication. The purchase went through quickly and efficiently. Would certainly use them again and worked recommend them.
