Old style hotel with wainscotting and open fires in reception and lounges. Extensive gardens with a balustrade separating you from the river Tweed (bit of a drop-don't think its accessible even for fishermen who seem to get everywhere). The dining room is a later add on, with views out over all three sides; we only had breakfasts- full Scottish, the veggie pancakes and poached eggs with toast on the last day, porridge is made fresh to order, it's not on the menu- with a great choice of cereals, fruit, croissants etc.We were in room 41 which is upstairs (no lift) overlooking the river which we paid a supplement for and it was worth it. Very quiet, no disturbances. I should point out the windows are single glazed sliding casement and are not as air tight as modern units. The fitted wardrobe was showing its age. Plenty of space though, king sized bed, two chairs by the windows, one by the vanity unit, modern bathroom and shower over bath with good pressure and a good size too.A note of caution if you are an animal activist. The Scottish Borders and therefore this hotel has a strong history of huntin' shootin' fishin' and some of the decor reflects this ie the picture of the Jedburgh hunt in our room. I'm not taking a position on this, just choose somewhere else if you could be offended by it.Converted to a hotel in 1928 and has many period features from construction in the 1700's, showing its age in some parts but I prefer this older style with carpets etc.

This is a great place to pop in for a drink at the bar if you want a quiet place and a knock-out view.

Quick overnight stay to visit friends in the beautiful town of Kelso which is all lit up for the Christmas period.Free secure parking and the staff are so friendly and engaging.Wood fire roaring away as you enter into the lobby. Cosy and warm seasonal feeling. The rooms a little dated but it?s a traditional hotel sat next to the idyllic River Tweed and we had a beautiful view out the window. The bathrooms have been updated and the hot shower ticked all the boxes. Both my 12 year old daughter slept super well in the twin room.WiFi absolutely bang on full bars throughout the hotel.Breakfast in the morning again not a problem and filled me right up.If you have unlimited dietary issues then that?s your problem and cater for yourself.Plenty full spread of cold selection. In all we will definitely come back for a visitThank youRooms: Updated bathrooms were brilliant and I appreciate why the rooms are in keeping with the rest of the beautifully set hotel

A step back in time to grander hotels. Parking onsite and close to town center. We got an upgrade due to heating not working. Staff very good.

An older hotel in the center of Kelso. My room was not very big, but very clean and with a view of the river Tweed. The staff is very friendly. Breakfast is good, a combination of a buffet for the cold items and hot dishes on order. The bed was a tad hard. The interior is stunning and gives a real welcoming feeling. There is even real fire in the fireplaces.

Great location and helpful staff. Experience let down by outdated and run down rooms. There is dust and cobwebs everywhere, even in dining areas. With a bit of TLC this hotel could be so much better. In current state definitely not worth the money

I booked 2 nights at the Ednam house hotel as it offered everything I needed as I travel alot for work. The hotel was clean & did the job for a relaxing good nights sleep.I stayed in a large double bedroom and have to say the bed was so comfortable,I slept really well both nights, the shower was powerful & Hot!The reception was amazing! Went above and beyond from checking me in then explaining what the hotel offered and also what Kelso offered in relation to where to eat if I didn't want to eat at the hotel. I chose to eat out both nights.FREE secure parking was included and IWould stay here again.
