If I can provide 0 star, I would have. This is the WORST renting experience I had in the UK. This agency has the poorest communication I have ever experienced with any letting agents in UK. I am reposting this review as I realised my previous review is not visible to public. I wonder why.
The only good service I received from Martin & Co of this branch was when I approached them for viewing in 2021. They responded quickly and contacted regularly for my interest. Due to this, I had a good initial impression which led me to proceed with the rent.
However, it just went all downhill since then. First, they had so much delay in preparing all the letting contracts. I did not receive inventory in time despite I emailed to remind them. I however only received it after I phoned them, and they acted so shocked as if it was my mistake that I did not receive inventory. Also, the property was not professionally cleaned (photos attached). The closet was also full of dust, rubbish. I had to reclean the entire flat myself again. I sent them an email with all the photos with all the evidence and my nonsatisfactions. No acknowledgement email, and i needed to phone them again, and over the phone said they acknowledged verbally.
SO, my entire journey with them basically was no email reply for whatever email/ query I sent. The only time they responded to me, almost immediately was when I said I want to move out and when they sent me an email saying I did not pay the rental because they couldn't find it in their system. Then they sent me an email asking me to change the refence as if I have not used the same reference to pay for 6 months.
When I moved out the property in August 2022, they charged me for cleaning as if I moved into a clean property initially. I emailed them to ask them to explain, and guess what I needed to phone them 6 times + sent them 3 emails to eventually get an explanation. Not to mention, they explained that because I did not request a clean up in the beginning of tenancy, so it is not in the system regarding cleaniness.. They also did not send me a check-out report until I needed to ask them twice over the phone.
SERIOUSLY? Is this the professional service from a letting agent? I ended up decided to just agree with the cleaning charge because I felt like after so many encounters, I know it is going to be such a hassle because they just do not reply to any email unless you phone them multiple times. It was such a waste of my time, and poor for my mental health.
I am not going to rent any property from Martin & Co anymore. I would definitely not recommend it too

The team were fantastic yet again, Soham in particular stood out, dealing with everything we needed, very efficiently, kept us informed and found us lovely tenants in perfect time.
We keep coming back to this team as they have absolutely nailed it for us four times in a row.

Me and my sister rented a property for the first time and Martin and Co made it the best first experience ever. Everyone that works there does an exceptional job in making your house feel so welcome, but one agent in general Soham went out of his way to make renting first time so easy and comfortable for us. He understands what the tenants require and he makes it his priority for that to come easy to us. Whether it was fixing our barrier problem to helping out with minor issues in the house, Soham has been outstanding help and he should be appreciated by his team on a daily basis

He was professional, responsive, and supportive from start to finish. Soham made what can often be a stressful experience feel smooth and straightforward. I've had a great experience with Martin & Co as a first time landlord, and much of that comes down to my property manager, Soham.
He's been excellent from the start. Always communicative, responsive at all hours, and genuinely pleasant to deal with.
I had considered going with another agent but ultimately chose Martin & Co because Soham made the difference.
He took the time to clearly explain the entire process and made sure I had a solid understanding of how everything works, which I really appreciated. The service has been smooth, professional, and reassuring. Highly recommend.

Rented with Martin & Co for more than 3 years. I decided to write this review because of Naz, who, ever since he contacted me during the period, has made my renting and maintenance easy and fast. I have had to call Naz on weekends and bank holidays, and Naz has never let me down; Naz always come through nicely and calmly. Even when my flat owner was selling and I was asked to vacate the flat, Naz was friendly and very helpful, making the leaving less of a worry. Then came the outstanding Soham, whom I met only when I was about to leave. Soham, too, is another lovely and gentle soul. My 5-star rating is for Naz and Soham, to let them know they are outstanding, and to everyone looking to rent with Martin & Co: relax, as Naz and Soham won't let you down.

Had a good experience with martin and co, very helpful when I was locked out of my flat and made the move out process very easy. Soham was very helpful and flexible with viewing times and proving move out info.

I have been a tenant for three years. But at the stage of checkout, a lot of unhappy things happened that made me realize how greedy the agency is.
1. They charged for cleaning fees even when we have already booked a precessional cleaning service the day before we left. I?m pretty sure this illegal act is against the law.
2. They charged for wood corrosion- which is in the bathroom. After three years in a damp environment I?m pretty sure it is wear and tear. But they refused to admit.
3. When they ask for these charges, THEY DID NOT PROVIDE US WITH A REPORT! THEY DID NOT TOLD US THE AMOUNT OF CHARGES! That is insane, even when we asked for a report and the amount of charges , they did not respond to it.
Overall, do not choose this agency unless you don?t want your deposit back!!

Very responsive and hands on. They would put the needs of the tenant first while sorting other admin stuff. Soham has been particularly resourceful and prompt whenever needed.

Martin & Co have been easy to deal with and pretty helpful throughout the whole renting process. They usually get back to you quickly and sort things out without much hassle. While they take some time sorting a few issues, they're better than some other agencies I've dealt with. Overall, a solid, reliable letting agency.
