Stayed here during the fringe festival. The location is great as there are plenty of buses that stop right outside and it?s not far from the city centre. The room had everything we needed and was clean and tidy on arrival. The pub downstairs was great, enjoyed a full Scottish breakfast the next morning. This was great value considering the price of hotels during the month of August in Edinburgh. Would definitely stay here again.

Pub review only: Great outdoor patio. Noisy from adjacent St. John?s Road traffic but four (4) tables marked No Smoking!, and separated from the smokers by 3-4 meters.
Food menu looked mediocre, and not tried ( Thai restaurant next door).
3 of 4 beers tried were substandard and not worth finishing.

Good for good beer before heading into town

We stayed here for 2 nights of our 3-week trip in the UK, and it was our favorite hotel! Staff was very friendly and helpful, even when we arrived in the middle of the night. The room was clean and comfortable. The bathroom was spacious and clean as well. We ate breakfast both mornings?very reasonably priced and tasty. There was no air conditioning in the room, but the fan provided was more than sufficient. There are bus stops very close that will take you right into the center of the city fairly quickly.

Room was large and comfortable. The service of meals and drinks was very good; quick and cost effective. On the main route into Edinburgh too which is a bonus.
The only downside is the severe lack of parking; especially if you're a hotel guest. There are 30 rooms and the bar/restaurant is frequented by many hundreds more people yet there are only 16 car park spaces. Failing this you have to find a place to park on a backstreet somewhere and then walk.... usually in the rain :-)
Other than that - a great choice and a good example of a Wetherspoons.
