Small little coffee and breakfast bar next to the lobby of the hotel. The breakfast costs 5 pounds and it has a good selection of oats, fruit salad and bread. The coffee is okay but nothing fancy. The location is very central and only 2 minutes from Weaverly train station. It is open early and id you stay in the Premier Inn the breakfast can be included.

Brilliant budget friendly hotel in the middle of the New Town area. Rose Street has plenty to do and see, restaurants and bars. The Old Town is a short 20 minute walk away.Walkability: Settled right in the middle of the Georgian New Town. There is plenty to do and see in the immediate vicinity. The Old Town is only a short walk away too.

Our 2nd stay in this hotel. I cannot fault this place. It's a fantastic location, a perfect base for exploring the city. Friendly and attentive staff, a nice bar area and a decent breakfast for a great price.

Beautiful location for this hotel and good value for money breakfast (with the addition of savory products it would be great)The room is small but functional and modern, however extremely poorly soundproofed (you can hear the neighbors showering, drying their hair, flushing the toilet, etc.)

Cannot fault the location, one row behind Princes Street and brilliant for the New Town. Catch a myriad of buses or trams to reach all points of this fantastic city.The rooms are pretty cool. Fantastic showers, great lighting, beautiful colours, big beds. I'd recommend going for one of the larger rooms, windows being the greatest benefit.Staff are pretty friendly, but they have a lot to do so don't expect them to be sitting on reception waiting for you. Ring the bell, and they will appear very quickly (like Mr Benn if you go that far back).Rooms: First time staying in a Hub hotel, and whilst we loved so many of the features, there are a couple of very mild irritations. Top of the list is not having the ability to make a cuppa in your room. I know!! All mod cons! No room for a kettle.... I know!! You get free tea and coffee from downstairs.Walkability: Easy easy easy to get everywhere from this hotel. We walked miles on this trip, but we also used the bus and the trams. Great value day rider ticket is available from the tram stops for £5. All day riding, tiny price.Food & drinks: The breakfast here is brilliant value. Five Scottish pounds buys you an all-you-can eat continental breakfast which includes porridge. Toasters were somewhat slow, but if you're here on holidays, get over it!!

Absolutely love this place, we always stay here when we come to Edinburgh which is a minimum of once per year. It is so centrally located yet can be quiet at night as its on rose street. The staff are so helpful, rooms, we usually book a bigger room but everything is great and the casting works great on the TV as the WiFi is excellent. I can most definitely recommend here for staying over no matter what the event.

Arrived at 10pm and found the self check-in very quick and simple to use, the bedrooms are compact and planned in a way to maximise storage so you can slide your luggage under your bed and can even pull out the table for more space! Showers the same as the regular/premium branches which is a plus. Free coffee (machine for cappuccinos, flat white etc) and tea in the restaurant for all customers and can bring the mugs up to your room. Very pleased with this hotel :)

Great central location with comfortable beds and a very clean room and bathroom.Nice bar area with complimentary tea and coffee making facilities.Only downside was the queue to check in as everybody is given 3pm as check in time. Otherwise all OK.

Just back from a weekend stay here. The rooms are compact and clean. The location is first class - Rose Street is very close to the Castle and the Royal Mile. Only slight gripe I had with the room is that the door to the toilet and the wall of the toilet were completely made of frosted glass - not enough privacy for me.
