I think this hotel has been left to run down you can tell that everywhere you look the location is the biggest thing the hotel needs a lot of TLC bedding is all yellow and black mould in shower good bit of draffed common in my window need new flooring in life's and more regularly cleaning in the rooms in general,

I was lost . Lonely. disabled. Police got me here to stay the night. I was totally exhausted & extremely grateful for staff help & hospitality. I could not thank them enough.

The hall door is very very noisy, the security (said he's a manager) so rude , he was looking me and friend head to toe and spoke not nice at all. The wall and bathroom are very dirty.Rooms: The price is a bit high for the size of room.Nearby activities: Train station, bar , tram, minimart.

This place is a haven for drug addicts and alcoholics. Guests arriving into Edinburgh are met with the dregs of society upon arriving via train or tram. Shame on you Edinburgh Council.

Room was very clean and ours was of good size.Rest of our group had very, very small rooms.Staff were friendly and breakfast was good at the pub next door (connected to the hotel).Would return again, good for a one night work trip.

Mum has stayed here for the second time recently, great location and has a nice reception area to relax in for a while. Only downside is that some of the rooms are quite small, especially for the price, and she was left feeling a bit claustrophobic after only 1 night.

Best to avoid this place, this is as pure a tourist scam as they come! Rooms are tiny, no storage room whatsoever, no kettle. You have to ask for daily housekeeping as they only clean every third day as standard. The hotel sells this as 'eco friendly' and at the same time they distribute disposable cups. If you do ask for daily housekeeping they still try to skip it. You literally have to ask for everything all the time, towels, toilet paper, shower gel. Housekeeping staff once knocked and after being asked to come back later, they just entered. We had to ask them multiple times to leave the room immediately, they simple didn't even speak basic English. The staff at reception was completely oblivious to this incident. There is also no heating system, heating works via air condition, which, well, didn't work at all. The windows are not properly isolated against cold wind. The corridors are dirty with used towels lying around. The bed wasn't comfy and, fitting with the rest of this horrible experience, also quite small. If you looked for dirt, it didn't take long to find in the room and bathroom, best not start searching. This place must be shut down, indefinitely. This place is not a three star hotel, not even a hostel, it's a disgrace and an insult to every customer!EDIT: It took 7 months for this hotel to respond to this review. The result is a reply that is obviously in denial and makes fun of me not being an English nativ speaker. That says it all.

Clean and modern rooms. Very basic and only have the necessities. The rooms are a little on the small side but cozy. It?s a great place to stay if you plan on exploring the city and not lounging in your room for hours at a time. Great price and in an ideal location. Reception staff are friendly and give great advice and recommendations.

The hotel is modern and clean however our bedroom was so small and there is no wardrobe, so felt a bit restless after a couple of nights as I never travel light. Beds comfy. Reception staff helpful, rooms aren?t cleaned but could go down and get extra towels and toilet rolls etc whenever we wanted. Brilliant location 10 min walk from the city centre. Lovely tea and coffee/ drinks served at reception for you to buy. Parking charged at 10 a night, requires excellent parking skills as quite tight. Overall happy with our stay couldn?t complain with the affordable price, especially around Hogmanay/ new year, and could get a restful nights sleep despite being on a main road.Air con / heater was not working during our stay but portable heater provided so no problems.

Super friendly staff and very clean. Rooms were spacious enough for my friend and I to sleep and move around comfortably. Location is amazing! Right across from the train station and within walking distance of major attractions. They can also help schedule tours and other tourist attractions, if needed.

The rooms are way too small. First room we got was smaller than a toilet even if we paid for the bigger sized room. The rooms was dirty when we came, dusty shelf?s and generally not clean. The rooms doesnt get cleaned properly and you need to ask for cleaning. When they ?clean? they don?t empty trash bins even, give you toilet paper or towels. So u always had to go down to ask for it. Our room had no heat when we arrived but they blamed that it takes a while to heat up? Spend first 3 nights sleeping in our clothes. Also bring your own hangers since they will have only two in the room and no wardrobe. Not at all worth for the price.

The hotel is located opposite to Haymarket train station, teams and buses which make it easily accessible to get to Edinburgh and or other places. The room had all the bare necessities which was great, and the staff were super friendly. We also booked online half an hour before we arrived, price was very reasonable and allowed for free cancellation which was appreciated. Definitely recommend ?

Not a bad hotel by any means! Very central and right next to haymarket station so location is one of the main draws. Rooms small but to be expected of the type of boutique hotel it is. Otherwise very clean and quiet enough despite my room having a view of the street/station. Suits the purpose for a business trip and reasonably priced for what it is.

Air conditioning failed at approx. 0600 or earlier, asked the front desk to look into it at about 1100, and was told the engineer would go to the room and look at it. There was no evidence anyone looked at it while we were out. About 17 hrs after it went out we had no help/compensation from management. They claimed all the separate room air conditioning units on the entire floor didn't work for some unknown reason and they needed a 24 hr. reset period after the 17 hrs already passed. Beyond the A/C issue, the pillows are extremely uncomfortable and the front desk seemed to anticipate us asking for better pillows as their response that there weren't any different pillows, just more, seemed very common. The beds are quite springy and firm if that's what you prefer. Beyond that, as others stated, the rooms are very small with minimal amenities. The decor is nice, blackout curtains work well, it's near a train and tram station, and it's clean. Those are about the only positives.

I stayed here 2 nights and it was very good. Welcoming staff. Clean rooms. They have a nice phone device in rooms for kids to play games or watch videos. High standard the white company shampoo n body washes. Really impressed. Highly recommended
