This is the absolutely best ever BnB, Fiona is a treasure able to cook to restaurant standard but without all the faff and bother.From the warm welcome to the goodwill bar, with home made croissants worthy of a French bouganlerie, and wonderful company too! The rooms are clean and comfortable, warm even in the cold of March and quiet too, with shutters to keep out the cold and early sunshine. This is too good to share, please don't go, so there will be room for us to visit again soon.

I would classify the Factor's House as a luxurious B&B in comparison to those where we generally stay. The cost was on the high end for us, and the priciest one of our recent trip. That being said, the location was convenient, there was free parking, an easy walk into town, and a lovely view of the sea from the room.The king size bed was quite comfortable. The ensuite bathroom was obviously recently remodeled with a modern shower, sink and heated towel bar.Towels were large and fluffy. No washcloths. Pump bottles of shampoo/conditioner and body wash were available.There was a hostess tray with coffee/tea/keurig and chocolate treats. Home made scottish shortbreads were set out each day for evening enjoyment, and there was a bowl full of fresh fruit including grapes and apples.The Wi-Fi had a strong signal.We stayed on the Forsyth Room located on the ground floor, which was very convenient.There was a large living room for relaxation and an honesty bar. The breakfast room was roomy with a large table to enjoy the meal with other guests. In addition to granola, yogurt and fresh fruit, we were asked to choose a hot option in addition the night prior. I chose banana bread french toast one night and a toasted bagel with tomato, avocado & feta cheese. Both were scrumptious.I highly recommend staying at the Factor's House if you are looking for a special treat while staying on the Black Isle.

We had an absolutely wonderful stay at this B&B, largely due to Fiona, the host who went above and beyond to make our visit memorable. She has an incredible attention to detail that makes all the difference.Rooms:The rooms were spacious, impeccably clean, and thoughtfully equipped with all the amenities we needed.Breakfast:The breakfast was exceptional, not just for the variety offered but also for the personal touch Fiona adds by preparing individual meals for each guest.Common Space:One of the standout features was the common space Fiona created for guests to relax and enjoy local scotches. The honor-system bar added a sense of community and trust that you don't often find.Overall:We loved every moment of our stay and cannot recommend this B&B highly enough. If you're looking for a place that combines comfort, hospitality, and a dash of local flavor, look no further.

We loved staying at the Factor?s house. It is a lovely, cosy but spacious house with beautiful rooms. The attention was excellent and because it was convenient for us Fiona let us check in early.Needless to say it?s well maintained and very clean.Breakfast was also very nice. Of all the places we stayed last week this one is definitely in the top 2, probably even the best one.On our next trip to Scotland we?re definitely staying here again.

Lovely place to stay and the host, Fiona was a lovely lady. She was very knowledagable about the area and very friendly.The room was lovely and clean with a few extras (fruit, chocolate bars, chargers for phones) that make all the difference. We would definitely stay there again and would recommend this place to other people.Rooms: Very clean and comfortable.Food & drinks: There was a very good choice for breakfast and it was cooked to perfection.

A Hidden Gem Lovely relaxing stay in very peaceful surroundings. Fiona was very welcoming and went above and beyond even making us sandwiches at short notice! Thank you for everything. We will definitely be back soon

Staying at The Factor's House is a proper treat. It feels like a luxury, relaxing treat but at the same time you feel at home straight away. It's a very special B&B. We love it. The bed was so comfy, breakfast delicious, the soaps and toiletries smell incredible, Fiona is really friendly, kind and helpful. And Cromarty is a great place to explore and wander around too. Brilliant coffee shop (Slaughterhouse Coffee), great Pizza (Sutor Creek) lovely shops (Ingid's House, The Antique Shop, Gallery 48, The Cheese House and lots more too), lovely streets to wander around and all in a stunning spot too. Plus a trip to the small local Volunteer-run Cinema is well worth a trip too. Can highly recommend The Factor's House and a trip to Cromarty.

Very memorable stay in a wonderful historic home. Quite comfortable, quiet, yet close to Cromarty. Fiona cooked us an exquisite meal; she does not always offer that option, but if she does, it is a meal you should not miss. Fiona is a fascinating woman training to row a boat across the Atlantic, who keeps a perfect B&B. Our very highest ratings.

Fantastic one night stay at the Factors House in Cromarty (wish we could have stayed longer). Fiona is the perfect host, so welcoming and her attention to detail is first class. The Factors House is beautifully decorated throughout and is spotlessly clean and very comfortable. My wife is Coeliac and her dietary requirements were very well catered for (even down to biscuits in the room)! We honestly can?t praise what Fiona is doing here highly enough, everything had that luxury feel about it. If we could give it six stars we would!

We can't really think of anything that Fiona could have done to make our stay better. The breakfasts were amazing, the room wonderful, and she was always willing to advise and help with any queries we had. Excellent location for walking into Cromarty and in the surrounding area. Highly recommended.

A wonderful and spotless guesthouse, with amazing views. The room and bathroom were luxurious including the toiletries provided! Fiona, the host, is faultless and nothing is too much trouble. Breakfast was fabulous. We are both vegan and I am also a coeliac and Fiona caters extremely well for dietary requirements. The blueberry pancakes were delicious! Although we didn?t use it, there is a fantastic honesty bar with an extensive selection of drinks. Highly recommended .

Spent 3 peaceful days at the factor's house.There's nothing Fiona hasn't thought of to make your stay comfortable. We feel like we've had a nice treat, would recommend to anyone wanting a luxury getaway with great breakfast. Lovely to meet you Fiona, we would not hesitate to return ?Rooms: Top notch, very comfortable bed.

Fiona is an excellent host. Her relaxed, friendly style ensures guests at The Factor?s House feel at home. The decor is beautiful, with many special touches, and the setting is stunning. Both dinner and breakfast were fabulous. Fiona went out of her way to make our stay special. A perfect place to relax.

We had three nights at the Factors House. I was expecting it to be great - given the reviews - but it was better than great. The rooms are fantastic, the location is unbelievable and the food is beyond great. We couldn?t - or wouldn?t want to fault anything about our stay. The only thing I didn?t like was having to leave. Thank you so much Fiona - you are an amazing host.
