Thieves. They refused to take the dog even although it says pets welcome and now won't give money back. Booked through booking .com who have been horrific trying to resolve

AWFUL. Left day early. Very noisy. Pub opposite and traffic.cobweb in window of room. Windows wouldn't open so very hot as scorching day. No soap etc in shower. Owner extremely disorganised. Insisted on cash (price kept changing as she said discount given) and when we came away day early due to excessive noise refused refund.£180 for no sleep due to noise!!

Stay away!!! Booked some colleagues in here for 2 consecutives weeks, on both occasions the unorganised lady called franticly the day before to say they couldn't accommodate only then to call back so say they could. When guests arrived they were refused entry into the property and yet MHAIRI AND GED BROWNE refuse to give a refund, stating "THIS IS A NON REFUNDABLE BOOKING POLICY. WHERE NO GUEST GETS REFUND FOR ANY REASON"

It?s my 5th year of playing the festival of golf at the hirsel golf club & my 3rd year staying at this accommodation. By far the best in Coldstream, the rooms are huge, well decorated & great value for money. Highly recommended.Maurice Stabler

This was a very disappointing experience indeed. We were in the area for a relaxing weekend and what we got was far from relaxing. I did not realise when I booked this as it was not obvious from the booking.com website that this was not a B&B but a self catering affair. We asked about breakfasts to be told that it was a room only rate which was fine, and we were told there were plenty of food establishments in the town. We were shown to two rooms to choose from, one of which was up two flights of stairs into the top of the house. It was a large room with no heating apart from an electric heater. The other was in the basement, with central heating. We chose the basement room. Neither of these rooms had en suite facilities and had a bathroom in the hallway opposite the room. So much for a private bathroom?! When we placed our bags inside the room, which was cold we saw a kettle and microwave with a drawer with plates inside but only one knife and fork and no spoons with which to make a cup of tea. There was a small fridge in the room. After we bought tea, coffee and milk from the Co Op in the town we realised the cafes and other food establishments were on sporadic hours of opening and were closed on Sundays! We went into a public house on the high street where the nice publican said we could have breakfast at his pub in the morning and made a comment about Bank Guest House being renowned for poor service for their guests.We had a nice meal at the Beesom Pub opposite the accommodation and were made to feel very welcome. Upon returning to our guest room, it was freezing cold despite heating being on and we slept in jumpers and scarves all night. The bathroom in the hallway was cold and half finished with 1/3 roll of toilet paper left inside for us to use.We had breakfast and a walk on the Saturday morning and then went to sight see in Jedburgh about 40 mins away when the Guest house owner called my mobile and began to explain they had a large booking of ? men for a wedding?? and that we were to move rooms. She enquired as to where we were as they could not enter our room due to us having the keys. I reluctantly explained we were out for the day and then she began to explain I shouldn?t have taken the keys out of the building despite us locking our valuables away, especially as the building itself was left unlocked with a side door being left open for guests to come and go, and obviously anyone else who may want to enter the building?! She then explained they had other rooms in the town and that it would be noisy for us to remain with an all male wedding party and that the bathroom would be shared with other guests on the same floor. I had booked for two nights accommodation and so felt that If they had a large party coming then why did Booking.Com allow us to book two nights?With this news, and being cold the night before and with no facilities in the town on the Sunday, we returned to the guest house, packed our belongings and left immediately and cut our break short to drive the 6 hours back home.Never again will I use this Guest House not rely on Booking.Com to suitably advise me of guest house reviews of which are not honest it seems.This was a very disappointing stay and one I do not wish to repeat EVER.

Great rooms and really good value for money. Staff is so helpfull and always there if needed for anything very clean would defo recommened shower and bathroom faculties where fab couldn't fault any thing definitely be back

On 20th Jan I called The Bank House and spoke to the female owner.I requested two rooms, one for my Dad; one for my daughter and myself for two nights.The owner explained that if my Dad had an issue with stairs he could have the 1 bedroom cottage across the road.I asked if they provided breakfasts and the owner confirmed they did not. She did however state that there were several places in Coldstream where we could get breakfast.We arrived at approx 3pm on Saturday 10th Feb and were met by the female owner who was somewhat flustered, unsmiling and unwelcoming. She told us we were early for check in and she wasn't expecting us until 4-5pm (where else has check in this late? Not anywhere else I have stayed!). We were waved in anyway (into an icy cold hallway) and she then said she could not remember taking our booking and had no details of it. I asked about the cottage and she said we could all have it, but it was more expensive. I told her that she had explained on the phone that this was only 1 bedroom? She did not answer this. My Dad said he could use the stairs to the second floor. She showed us to two rooms on the second floor (and the shared bathroom) which were freezing cold. We were keenly discouraged from booking the en suite (by the female owner) as it was more expensive and had views out onto the high street (we were not bothered having been visiting family in Coldstream and the Borders for over 40 years).The owner explained that the heaters in the rooms were excellent. She did not give us any instructions on how to work them (nor did I locate any in the room after).The owner then twice explained arrangements regarding keys and I was left feeling like I was 8 years old and back at school!We left to visit family and returned for bedtime. At this point, the temperature gauge on my car showed that Coldstream was approx 8 degrees on Saturday night. Upon entering our rooms these were significantly colder than the ambient temperature outside!The owner had left 3 bath towels in the room and I used these over the top of my daughter's duvet to provide added warmth for her during the night.Both my Dad and I left the heaters on all night but they made zero difference to the temperature of the rooms. Waking up in a freezing cold room on Sunday morning was not a comfortable experience.We also could not take advantage of the views from our rooms due to the heavy condensation on each window.There were menus in the rooms for the Mad Hatter's tea rooms, which we discovered does not open on a Sunday and we further understand their opening hours are sporadic at best.The room contained a washing up bowl but no washing up liquid. In any case I would have no clue how to fill the washing up bowl as it would not fit in either the bedroom or bathroom sink. The cups and cutlery could have been cleaner. I would also suggest that if an establishment is offering "room only", a toaster is also offered in addition to a fridge, kettle and microwave. The set up of the kettle on top of the microwave is unsafe as the kettle base flies off the microwave when the kettle is lifted. I assume this is due to the short cord being attached to a hanging extension lead down behind the microwave. This seems less than an ideal arrangement to me.The owners may also wish to consider removing the enormous dead spider between the internal and external glazing on the landing window. Unless of course, it is the family pet.We checked out early Sunday morning as we decided to not waste any more money on freezing cold rooms and to go home earlier than we had planned.This was a very disappointing and bitter cold experience and I would not recommend this guest house to anyone. £145.00 for one night for two freezing rooms in Coldstream with no prospect of breakfast is not a good deal. Avoid!For the purposes of posting this review I had to select a star rating, but I feel strongly that this does not warrant 1 star.

We loved our stay at Bank House Guest House . The room very spacious . Hosts were lovely . Nice views from window . Good pub across road for meals . Nice places to visit near by . Will stop there again . Both myself my Husband also Grandson loved it .Will visit again .

Stayed here Saturday night for a wedding. Mhairi and Ged were so helpful in accommodating us, as we had to arrive early. They were even kind enough to upgrade us to the apartments, which for the 3 of us was ample space and right in the centre of the town. If you?re visiting the borders, I can?t recommend bank house enough.

It was a late night arrival, but greeted and warmly welcomed by nice gentle man with smiley face. very friendly staff.Room was big clean and tidy with nice view. hotel was well decorated.highly recommended well done team bank house.
