The rooms are definitely dated, and the walls are thin, so we could hear more of both neighbours than we would have been comfortable with.
The staff was very friendly and helpful!

The rooms could have used a refresher course in cleanliness, and the hot water seems to operate on evening hours only?almost like it?s working the night shift. The water pressure has a flair for the dramatic: one second it?s Niagara Falls, the next it?s Sahara Desert, no warning given.
The walls? Let?s just say they?re more suggestion than structure. You?ll get to know your neighbors very well?their footsteps, their conversations, maybe even their dreams.
As for climate control, there isn?t any. No AC, no fan, nothing. Outside, the weather is crisp and cool; inside, your room transforms into a boiling pot. The only salvation was the window, which initially refused to cooperate but finally budged after some aggressive elbow grease.
The front desk manager (you?ll recognize her immediately, trust me) was about as welcoming as a parking ticket. I understand the whole ?you get what you pay for? philosophy, but in this case, you might want to invest a little more in sanity.
Transportation-wise, if you?re thinking about popping into Edinburgh, good luck. The CityLink 909 is your only lifeline, and even then, the bus might just ghost you?as it did us.
On the bright side, Bo?Ness itself is a charming little town, full of character and beauty. The hotel, however, is one for the ?do not return? list.

The staff were great and the venue itself is stunning ? definitely the kind of place you?d pick for a celebration. Sadly, the food was more of a commiseration. My fish came with batter so burnt and hard it could?ve doubled as armour, the quesadillas turned out to be actual tacos, and the sticky toffee pudding sponge could?ve been used as a doorstop. Credit where it?s due: the staff were quick to apologise and sort things out. I?d happily pop back for drinks and the atmosphere, but not for another round of food roulette.

Quaint little hotel with some rooms overlooking the North Sea. We found everything with our room great besides the bathroom sink. The hot one will literally burn your skin off in the sink and there is no meeting point with the cold water to help that issue. Staff was friendly and the breakfast was good. Overall, we definitely would be back

Very fast check-in. There are enough parking spaces and they are free. The reception is open until late at night. I definitely recommend it, there is tea, coffee, towels in the rooms. The only thing is that there are no bathroom accessories in the rooms.

Really good, nice clean tidy room. Breakfast was epic, proper full Scottish. Plenty of on site parking, only drawback slightly narrow single beds. Will definitely be back.

The tastefully decorated restaurant has lovely views of the river Forth and the Ochil hills. The food was top class, all freshly prepared and well presented. Staff all very charming and professional especially the young guy who took our order , he is a natural for hospitality. Glad that the waitresses had their long hair tied back away from the food .

great breakfast. friendly staff. rooms were not great. we were in the motel-looking portion on the side in a family room and the single beds were not comfortable. the room was dreary and a bit run down. maybe the rooms in the main portion of the hotel are nicer.

Stayed here a couple of times now. First room was lovely, second room wasn't as nice, but it was just a place to sleep whilst working in the area. Lovely staff and nice onsite restaurant.

First of all - AVOID! BED BUGS!
Looks more like a motel not hotel and i have stayed in better motels in USA.
Bathroom - one light is not working and door lock is broken.
Room - some of the lights are not working, tv not working, from 3 cups 2 were dirty. No spoons. Room dusty. Carpet dirty, needs a good wash. Beds are not very comfy. Nice view from the window but windows are very dirty. Some rubbish left from previous tenants, which was not picked up by the housekeeping. Furniture seems to be painted black with rubbish paint as lots of items kept sticking up. No AC, odd smell in the room, open windows won't cut it. Screw driver left on the floor in the room (family room).
