What an amazing B&B! When searching the internet for a place to stay in Ballater, there was no contest.No45 is simply fabulous in real life. It is everything you see on the website and so much more. We received a very warm welcome from Alison who showed us to our lovely room, complete with four poster bed and a great view of the well kept garden (and red squirrels). The room was furnished with beautiful wooden furniture with a touch of tartan upholstery. The bedding was sumptuous with high quality linens and what can I say about the pillows?- suffice to say we had the best night's sleep we had had in ages. Good effective shower with rainforest shower head and super efficient towel rail. No45 has two large guest lounges with high quality furnishings - very welcoming and relaxing. Not sure how I can do justice to the breakfasts in this review. A range of breakfast cereals (including amazing home made granola), Greek yogurt, fresh fruit, fruit compot, honey, home made cake, home made whiskey marmalade (amazing), home made jam. A good selection of bread for toasting (from the bakery in Ballater village), tea and locally roasted coffee and a selection of juices and water. The main event though is the selection of freshly cooked to order breakfasts - what a fantastic choice which certainly caters for all tastes. The breakfasts set us up for the day, no need for lunch. On our last day we did take away a pre-ordered packed lunch - great value for money and highly recommended (just make sure you let Alison know the day before). Each room has a book which includes recommended places to eat in the village - and the recommendations were spot on. No45 is a short walk into the centre of the beautiful village of Ballater. Great place for shopping for handmade local gifts. Alison was kind enough to give us advice on places to visit in the area and we were not disappointed. You don't have to drive far to find yourself in the middle of amazing scenery which takes your breath away. We thoroughly enjoyed our four night stay at this truly exceptional B&B and hope to return. Thank you Alison and Les and the support team behind the scenes.

No 45 is not licenced but guests are welcome to take their own alcohol and make use of the glassware provided in the lounges. Not sure how I can do justice to the breakfasts in this review. Highly recommend a stay at the NO 45 Guest House. The room and breakfast are excellent. Ballater is near Balmoral, so the NO 45 Guest House is a great place to stay if you want visit Balmoral. Ballater itself is a small town with some great walking trails.

From the warm welcome and unstinting hospitality from Alison & Les and their team, to the magnificent breakfasts, beautifully appointed rooms and ensuite bathrooms and stunning location we could not have wished for a better place to meet up. Even Storm Babet turned out to be a positive as we were able to enjoy a lovely day in the comfortable sitting room and log stove while the storm raged outside!

Excellent cozy rooms with nice bathrooms. Service was very accommodating to needs and requests. Breakfast bar and fresh cooked breakfast was one of the best around.Walkability: DARROCH LEARG restaurant a short walk away and worth every step!Food & drinks: Top notch breakfast!

We stayed at this lovely B&B for 2 nights, and I wish it had been longer! Beautiful rooms, large variety of choices with the breakfasts, delicious food and very helpful hosts. If we return to this area, we will definitely stay here again.

We had the most amazing stay at this absolute gem. It came recommended and I can see why. From the amazing hospitality from Alison, Les & all the team who all made us very welcome, to the beautiful, exceptionally clean rooms, to the most fantastic and varied breakfast food of very high quality. I cannot recommend this hotel enough, please do not miss a chance to stay here.

No. 45, Ballater is a beautiful property, both house & grounds. The 1st floor Garden Room is just the best. And the owner/host is exceptionally friendly, helpful, & accommodating. As for the food, the breakfasts may be the finest we?ve ever had in a B&B: fresh, local ingredients; home made jams & compotes; fresh baked pastries; & selections galore. We stayed here 2 nights at the start of a hiking tour in the Cairngorms National Park, and they were the most enjoyable overnights of our 14 day visit to the UK.

Really lovely accommodation. The room was spotlessly clean and really comfortable with everything you need in it. Breakfast was in a very large conservatory overlooking the beautiful gardens. Delicious, cooked to order Scottish breakfast and so much more choice for breakfast , there was something for everyone. A good base to explore Ballater and beyond. We only had one night, wished we'd had longer. The hosts we're amazing, so helpful . We would highly recommend No45

Fabulous stay, can?t wait to come back?..Alison and Les couldn?t do enough for us. They were both so helpful and welcoming, Alison?s food was 5 star and our room was very clean and comfortable. Our packed lunches on both days for our walks were just what we needed and the homemade gingerbread was mouthwatering. My only disappointment was we couldn?t stay long enough so I could try the pancakes at breakfast! Looking forward to our next stay hopefully in colder weather where we can make use of the log burner in the lounge. Thanks again

Beautiful and peaceful setting. Quintessential Scottish decor and hospitality. Warm welcome. Comfy bed. Well appointed room with all the amenities (luxury bath products, tea, coffee, cookies?) Warm and inviting lounges and delicious breakfast. Walking distance to town and pubs. Garden is stunning!

Excellent location when travelling or for a few days rumbling Bedroom and owners made us feel at home, set in a beautiful environment Breakfast was sublime, with a selection of cereals, continental (home made preserves ?) and a wide range of options for a cooked breakfast Sorted!

After a smashing stay at No 45 last year, we returned for an 'overnighter' . Just as good as we remembered . Our ground floor room was particularly comfortable, light and airy, and anything a guest might need, had been thought of. As before the quality of the bath and bed linens was very high and the bed sooooo comfortable. Breakfast was a feast (again!) with the widest choice imaginable. Most if not all of the food was locally sourced and indeed e.g. granola, made in-house. Hosts Alison and Les have hit the jackpot I believe. A super place to stay in this pretty town.
