Poppy came out to value my property. She was very professional but even though she was impressed with my property, fixtures & fittings her valuation was much lower than i was expecting she came in at £250,000 when i am looking for closer to 300,000.
The UK stamp duty is bringing our valuations down, obviously it is in the Estate Agents interest to sell properties under the £250,000 range as the buyer will have less tax to pay making for a quicker sale.
£125,001 - £250,000 1% Tax payable
£250,001 - £500,000 3% Tax payable
