They asked me to send a holding deposit to ?take the property off the market? this was clearly untrue as they went on to rent the property out to someone else giving me no warning and messing me around for about two weeks. They tried to offer me a separate room that they are struggling to get rid off that was not appropriate for myself. When I went to the viewing the prices mentioned to me were higher by around £50 -£75 as advertised online. I would recommend avoiding this company as they haven?t been helpful after making these mistakes at all. I still have not received my holding deposit back.

Louise Atkins lies about the terms of the tenancy notice period, didn't protect my deposit correctly [as required to by law] and continues to attempt to hold me liable for rent after my tenancy ended whilst ignoring references to my correct notice.
DO NOT RENT THROUGH LOUISE ATKINS OR ATKINS RESIDENTIAL. REPORT THEM TO TRADING STANDARDS AND THE COUNCIL.
I have given Louise Atkins details provided by Propertymark ARLA and invited her to check with them herself regarding serving notice during a periodic tenancy. She chose not to check and continues to try and hold me liable for rent after the tenancy ended.
Louise Atkins employed contractors to enter my room without my permission or without any notice as required by law.
After asking for the complaints procedure, this wasnt provided.
She ignored my request for confirmation about what redress scheme she is part of and only provided it after I reminded her she legally must be part of such scheme.
DO NOT RENT THROUGH LOUISE ATKINS OR ATKINS RESIDENTIAL. REPORT THEM TO TRADING STANDARDS AND THE COUNCIL.
I can provide evidence of all of the above, just ask!

It's one more year behind us. And I like to say thanks for everything you do for us, we have great communication , quick action , respect , house is clean and I'm proud to be part. I'm home.
And one more thing, safety system installed on all doors avoid smashing by doors , doors close itself and silently and that give all of us high quality sleep what is base of effective work performance.

I explained to the woman that I was potentially facing homelessness and she said she could take a fee to cover a room in my name whilst I sort out the funds
I payed the fee
Whilst I was sorting the funds they gave that room to another person
They also took my money and said I couldn?t have a refund

Had a very positive experience applying for a property managed by Atkins Residential. Took just one week from viewing the property to signing the contract. Lovely staff and very responsive and helpful team in general
UPDATE:
Highly recommend renting with Atkins Residential. We have been renting with them now for roughly 8 months and the team go above and beyond what you would expect from any other estate agents. So communicative with us. We?re very happy we decided to renew our contract and continue renting!

Literally had a viewing for a property and they canceled on me twice then told me the property is no longer available. Do not use these people, they are just terrible.

i wish i could do a 0. I recently had the most unfortunate experience of renting a property from Atkins Residential, who can only be described as inhuman and wicked. From day one, it was clear that this agency had no regard for their tenants' well-being or basic human decency. They consistently ignored repair requests, leaving us to live in subpar conditions. Their lack of empathy and disregard for our safety was evident when they failed to address serious issues with the property's electrical system, putting our lives at risk.This landlord's behaviour was vile and reprehensible, leaving me with a lasting impression of their utter lack of humanity.They exploited me to the last and even had to withhold my deposit, stating that they would use 100 quid for cleaning a room I am very sure I cleaned, whereas I was given a very dirty room at the start of my tenancy.If I start writing about the inhumanity of this company, I might not finish today. They cling to people's ignorance of the law to exploit them. IF YOU WANT PEACE DURING AND AFTER LEAVING A PROPERTY, THIS IS THE WORST AGENCY YOU CAN THINK OF TO RENT YOU A HOUSE

Never ever deal with this agency, they don't respect you as a customer. Always rude in their replies after signing the contract with them.Issues faced.1. Key handover was delayed by stating reasons and requirements which was not mentioned earlier during signing contact.2. Had to stay for one whole year without heating system. They never had a courtesy to address this issue properly.3. We had to bare the cost of mould clearing just few days after the beginning of the tenancy due to the bathroom wall leakage which was covered by a furniture by them.4. The did not fix any of issues raised by us during the tenancy.At a point we stopped complaining and started living with a lot of suffering waiting for our tenancy end date.Finally when we claimed for our deposit, they charged us for a more than 2/3rd of our deposit amount without proper reasoning.1. They charged us for pre-existing conditions, for which we submitted proofs.2. They charged us twice for the clearing the kitchen sink blockage which was not existing when we exited the house.3. For many other charges no proper reasoning or clarity was provided.When we asked for reasons they avoided providing explanations and requested us to raise a case in court with a warning that it will take more than a year to settle this issue in court.I have provided such a detailed information so that no others are suffered just like us.. Please avoid them at all cost.

Do not rent any of their properties! Stay away! I've only given 1 star because I have to. My daughter has recently moved out of one of their properties, which is a houseshare. It's a disgusting property! She encountered mould issues which I helped her keep on top of cleaning while she was there at a cost to both our health. I am asthmatic so not great at all! All issues she came across were reported but nothing was fully completed with any repairs. She has been bullied in the household, again reported but nothing was done about it. I rang the company myself and still nothing! The gas and electric units were in her room, exposed. I could go on and have lots of photos and emails and messages regarding other issues. Her room was entered without any notice. Reliable and honest as their website states.....I don't think so!As the reply says, these issues have been discussed privately but not resolved!
