Probably fine if you're a leechlord.I rented a property through them, it had a problem with damp, mold, and doused plaster, which in the several years I was there remained unsolved.Don't get me started on the two electrical sockets that became a hazard because the damp in the brickwork had saturated to the point of rusting THROUGH the socket housing, or the rusting moldy white goods that were beyond unsanitary, but HAD to be kept on the property.I never missed a payment, yet never had any correspondence from the actual leechlord who still dictated what was and wasn't allowed. Topped off with a lovely covid time notice of "if you wanna keep living here, heres a rent increase".Whether you wanna argue about this being the fault of the owner or the agent is irrelevant. Wrong is wrong, and anyone who would enable the above is just as at fault.Remember folks, landlords, and letting agents are class traitors.

It is difficult to overstate just how good a lettings estate agent Gavin Boyle is. I had almost signed with another agent, when I received a fulsome recommendation from a man I?d known since childhood which I couldn?t possibly ignore. Everything about Gavin?s work is of the highest professional order: from the fairness and transparency of his fees to the quality of his advice and the speed and precision of his communication. His fully managed service is second to none and really takes the hassle out of preparing a house for the rental market, with, for example, repair work being commissioned and carried out without fuss and at a reasonable rate. In addition, the whole Orchard Lettings team is likeable, professional and a real pleasure to work with; they treat your property with as much care and attention as they would if it were their own.

All letting agents do is force rent increases on already hard pressed tenants and make their lives harder. Not only is the tenant paying rent, they are also paying the letting agents fees. They are all about GREED.

Employed Orchard letting after many bad experiences letting properties myself over last few years. Never ceases to amaze me the shenanigans tenants get up to, each experience was a good one as it cost me money and stress. Found Gavin very genuine, pleasant and committed to the task at hand. His process was very thorough and he delivered on all that he said he would do. Initially chose letting only option but on finding a tenant switched to full management. Four months down the line only realising all the stress of letting has gone, there have been issues with the tenants and all we?re resolved quickly and efficiently. Would strongly recommend their services on experience to date.

I use Gavin because he has a good knowledge of prospective tenants and can apply that to the most appropriate properties. Gavin is also quick to process new tenants reducing rent loss.
