hello! Been meaning to send this for quite sometime, bailey and staples have been so helpful in dealing with their tenants on a personal level and also professionally. trying to word this the best I can because not very savvy with all emails an tha but must say bailey and staples I rate 10/10 and sorry to see them go. if anyone is thinking of choosing them as landlords/agents then I fully recommend them. Having worked with numerous HMO agents over the years we can honestly say that the team at Bailey & Staples have been the best agents we have used. Avoid at all costs! We live next to a property this letting agent supposedly "manage" and they are awful. We've complained about noise, property damage, food waste, rubbish, drug use and other things. Any decent company should expect to deal with complaints professionally and quickly, if we get a reply at all it is defensive, rude, unprofessional, poorly articulated and ultimately nothing gets done. They treat their tenants with contempt and seem to care very little for their safety and the state of the property is disgusting. I've attempted to communicate with the letting agent and have asked for the landlord to be given my details but the letting agent has refused. They have no out of hours service which seems unbelievable for a "professional letting agent". I cannot stress enough how terrible this company is, they don't look after the properties they let or the tenants they let to. I'm sure they'll reply to this with a bunch of excuses as that's what they seem best at.EDIT - the letting agent have replied since my initial post three months ago with outright lies. There have been several problems since the "problem tenant" moved out including noise complaints, drug dealers knocking on our doors looking for their tenants, other neighbours have regularly complained and one of the current tenants is on their final warning, the letting agent even have proof of drug use inside the house from other tenants. It took three months for the rubbish to cleared up and was only done after I publicly confronted the letting agent in front of a prospective tenant. Things got so bad we have had to install a ring camera on our front door. If you're going to reply to a complaint at least don't do it with lies!

They sold my property and although the solicitors were slow during the process, Bailey and Staples kept pushing every week to get it through and kept me updated throughout. Couldn't fault them and their customer service. So pleased to finally have it sold!

Just another disgusting letting agency messing with people's lives, feigning being a landlord on OpenRent.Five days ago I enquired about a property that cost £400 PCM on OpenRent.co.uk with the sole intention of contacting a landlord directly because of how I've been appallingly treated for almost six weeks from these so called letting "agents."For the first 24 hours I was convinced I was talking to the landlord as I stated I wanted to contact landlords directly, and the T&Cs of OpenRent clearly state that the landlord is required to be present on site - even if another person (i.e. a friend of the landlord) conducts the viewing.I stated several times that money would not be an issue, for sensitive and personal reasons that I was willing to disclose, I desperately need to move away and start a new life. Me and my guarantor would have been able to rent this place for at least 20 years with our savings. I offered to pay a full 6 month tenancy up front, in advance to the landlord.It was evident they were either trying to waste time or passing my case around between "agents" when they asked me my age twice, talking about calculating how much housing benefit I'd receive for a second time.I pretty much had to spam them to get a reply since I have been left worrying about applications for well over a month. My message was met with excuses about how my notifications came out of hours so they weren't seen, as though it's impossible to check your inbox.Finally after enquiring by phone and having them speak to my guarantor, I shortly received this e-mail: "At present due to your age their concern is the level of housing benefit entitlement once your six month tenancy is up, this will only be £50 per week and would be too little to cover the rent on your own." They had never been informed I am in the ESA support group and would be entitled to PIP, they didn't even ask. I doubt they cared. If they explained the situation at all to the landlord there would be no concern about financial issues.Overall this experience has been terrible, the spelling and grammar of these agents is far below your average English GCSE paper, alongside the response times and lack of concern for sensitive cases this experience was nothing short of a joke.

I requested a valuation and I was telephoned shortly afterwards to confirm my details. I've decided to hold off on selling at the moment but I can't fault the team and the lady who helped me, I think her name was Amanda.

We?ve been with Bailey and Staples about a year now, as an estate agent and a letting agent and really cannot fault them. Absolutely fabulous service, communication and attention to detail, nothing is to much for Amanda and Elaine, I can not recommend them highly enough.
