At the beginning of this year we viewed a rental property with this agency on Ribchester Road, Clayton Le Dale, Blackburn. The garage roof was leaking badly. We made it very clear we needed the garage to house our sports car. So if we were going to take it this needed to be fixed. They said they would get it sorted before we moved in. We moved in 6 weeks later to find the garage roof was still leaking. Their idea of sorting it out we found out later was to get a bunch of cowboy builders to fix it on the cheap, hence why it was still leaking. Due to the length of time it then took them to get it sorted, we couldn't house the car in the garage so had to put it in storage for 4 weeks. The agency initially agreed to pay the storage fees of £180, but then when the bill came the landlord would only agree to then pay half. They made us feel as though the problems THEY caused with employing a bunch of cowboys to fix the garage roof, was essentially our fault. They had already spent a lot of money on it.Over the course of the next 6 months, due to the house being left in such disrepair and the landlord not willing to spend ANY money on the house, various problems arose. We would contact the agency and it would generally take at least 2-3 weeks to try and get any problems sorted. The agency constantly used the excuse that the landlord who apparently lived abroad was hard to get hold of, hence the delays in getting jobs done. Passing the buck more like. When the work was eventually approved, we were then expected to keep taking time away from work so the contractor could come to fix the problems as they weren't willing to work with us and complete the necessary work either in the evenings or weekends.After 6 months of going through this rigmarole with both the agency and the landlord we found somewhere else to rent and left. So the moral of the story for these lot is that had they agreed to pay all the storage fees for the car, we would still be at the house, paying rent and would probably have stayed for some considerable time. Instead the house is still not let more than 2 months after we left.Nightmare landlord and agency to deal with so don't bother using them.In comparison the agency we now use for the new rental are the difference between night and day from this one and offer a much more professional and prompt service and the landlady is lovely too and they both can't do enough for us, which is how it should be!

From start to finish Proctors provided a stable and calm experience. When we wondered what was happening a quick call yielded a response. When we needed to liaise with our buyers, Proctors were professional and quick and the staff were dedicated to cater for any of our needs. Excellent service and professional attitude at all times. Sold my house through Proctors and as I lived 200 miles from the property, I left everything in their hands. They aren't the cheapest estate agents around but by far they are well worth the money. They arranged the viewings and kept me upto date throughout. Ask for Peter to be your agent as he is so nice and helpful and you really feel that you have gained a new friend! Would recommend to anyone whether they are buying or selling!
