Where do I start been a resident for several years. You might aswell try to squeeze blood out of a stone when dealing with them. Thank God for YouTube since I have to nearly fix every repair because trying to get it from Peabody is slim to none.? Windows not double glazed so maintaing heat in home especially in winter feels impossible.? Old radiators? Cowboy jobs/repairs when done (most likely because it can affect peabody's pockets)? Nearly 1 hour + call waiting times? Contractors coming out for a "look" to never be seen again (not ALL but majority)What a shame.

Shared Ownership. Terrible service. Response times woefully inadequate to emails, calls and the repairs themselves.Water losses on a regular basis with no explanation as to the inherent problems with the plant room. Leaking pipes and consequently flooded flats. No compensation offered but an inflation busting service charge increase of 15% applied instead.Appalled and disappointed.

Unveiling the NightmareThe value of my new flat at Acer Heights, Parkside Avenue, SE10 8GZ, purchased from Peabody, has significantly plummeted since my move-in date in March 2023. Upon arrival, I was bombarded with a myriad of issues, most of which remain unresolved to this day. It's become apparent that Peabody's strategy is to delay repairs until the NHBC warranty expires, all while feeding me excuses and false promises.The flat was handed over with severe external glazing damage, including deep scratches in the windows. Upon inspection, I discovered that half of the electricity sockets and fans were malfunctioning, and the heating system was only partially operational. More alarmingly, the doors, especially the external one, exhibited significant gaps, posing a serious fire hazard with the potential for smoke penetration and asphyxiation.Despite countless emails and calls, Peabody's response has taken a toll on my mental health, necessitating professional intervention and adversely affecting my professional life. Their tactic seems designed to exhaust and discourage residents from pursuing solutions, leaving them to deal with the aftermath once the NHBC coverage lapses.Recently, a surveyor assessed the flat's value, confirming a substantial decrease due to the unresolved issues. In light of my experience, I strongly advise against purchasing from Peabody and Ardmore. I am now actively pursuing legal action against them, having endured a year of deteriorating mental health as a result of their negligence.

I live at 25 Jacob House and for over 2 years now keep being flooded in my kitchen with water through ceiling from 29 Jacob House, i have complained so many times but Peabody do not even reply to emails, only time they make contact is if you stop paying rent. when i call up the out of hours to report the water leaking, they tell me i should go and get the tenant from 29 to call as its them with the leak, the tenant upstairs could care less about water leaking into my flat as it does not affect HIM, im sure if i go and complain to him i will be accused of harassment or worse ?. will try a no win no fee solicitor to see what can be done under a disrepair claim

Kitchen sink tpa has come off cause blockage, had a leak, mould etc. Since Jun e2023 I have raised this and had issue in the past. Put in a complaint and they closed the case, said no contact even though I have. I wrote to my Mayor, I wrote to the director and head of housing for peabody which got the attention. I'm now waiting for a surveyor in January. I don't know the outcome still.The directors name are on the website. They also have scrutiny documentation for public view. Question them as they seem to be painting a lovely picture that the service is good. I haven't come across anyone that said good about peabody.I don't know how peabody is surviving when the service is very poor. Surely they should be accountable.

I have been with Peabody since 1997In the last 5 years, there has been a steady decline in customer support communication, and navigating the different teams has been a challenge.Reporting repairs has been impossible being cut off when you are in position 1 after being on hold for an hour ?Communial responsibility has disappeared despite paying service charges.Property support managers are changing so often that they are unable to access them via email or phone .Each new person stating Ms Aktar, sorry for the past, let's move forward, but you are still stationary.As tennants, we need to raise a collective complaint to those who give extra funds for social housing .peabody does not deserve the title as a social housing provider they are a rough private landlord focused on their bottom line .

I am Susan Thomas of 36 Berthon St SE8 3EB.. this Housing association is riddle with corruption bullying abusive staff.. Housing Officer came on estate summer 2023 while I at work and bullied, forced past my Chinese Student and went inside my house taking pictures and Peabody refused dismissed her for Assault, unlawful entry and Data Protection Act taking pics of inside my home. Statement given to them and pics of her with Peabody man outside my house.In last 4 years this org has done nothing of the ASB by Nadine at 37 and her mother who lives directly behind me. They constantly smoking Ganja with friends and it comes into my house, also her son keeps kicking ball against my rear / side fences but nothing is done about it.In December 2023 Nadine / her mother at rear stretched over my fences cut my Xmas decorations claiming its Pagan and not in keeping their Decor as they do not celebrate Xmas. Nadine also did same on Halloween 2023.This situation is againgst my right to live in peace from fear harassment intimation under Human Rights Act which constitutes Gross negligence by Peabody. Peabody is aware if this ASB by Nadine at 37 Berthon Street SE8 3EB and her mother to the directcrear of my rear fence in my garden but has done nothing as the Housing officer is very close friends with these two Abusers!

Horrible and unprofessional, been trying to get our building door fixed for the last 3 months but no one has done anything about it. Absolutely useless, hope they get shutdown, would be a blessing.
