I love staying here! 2nd time! Staff are very friendly and wonderful customer service.However , It would help if everyone knew about which bus to take into Balham. And where the bus stop is.The Common is not far and if you take the right side there?s a coffee shop not far!Rooms: Rooms have been updated.Walkability: I found it easy to get into town after looking for the bus! But it?s walkableTo restaurants and shopsFood & drinks: Close to restaurants

Not very clean!!! On a first glance it looks clean but you soon start noticing it is not! In the bathroom there were long black hairs which were definitely not mine! Dust all over and in the bedding there were obvious dirt. I had to toss it up and I wished I didn?t! Dust and dirt all over.Additionally, the front door gets locked at 5pm and you have to ring a bell to be allowed in. I found this very annoying and I was not made aware when booking in.The stuff is very attentive and polite.The size of the room is decent but for the price point I expected more.

So, if you want to stay a couple days, it?s an ok place to stay. Wouldn?t recommend it for longer than that. The rooms are small, the bathrooms as well, the beds are tiny and unfortunately very uncomfortable, especially when you are not 20 anymore?The personnel is very friendly and professional, so no complaints there. There is a bus stop practically right outside, the tube is 10 minutes by foot.

Very nice building. Single room was quite small but worked for one person. The bathrooms are very small though, difficult to shower in them. The home is old and you tend to hear every movement your neighbors make, but that comes with the territory, as someome else mentioned, bring ear plugs. Price is nice as well. A nice 10-15 minute walk to the tube and food/pubs/shopping. On the northern line which is very convenient and also offers national rail service. Staff was friendly, although you have to buzz to get in and I felt guilty waking up the desk staff coming back from three nights of wedding events.

We had an amazing stay here after we received from 18hrs+ flight. We came in a bit early because of the confusion about the check in time but the staff still allowed us to check in early. Very clean and quiet room + great service.

Im giving it 5 stars because for the price I can't fault it. I paid £65 but I'm not sure its always that good.A beautiful large victorian house that is a genuine joy to be in.Downsides - single glazing and noisy road so bring earplugs, bedding bit stuffy - cheap foam duvet and mattress could be firmer.Upsides - simply beautiful, if you enjoy character and get sick of generic travelodge stays this is for you. Its well kept clean and lovely. I even had a bath! Spacious room, made up with care. Fair prices, unheard of in london. So thank you!

What a great find and price. Wonderful Victorian house made into a hotel. Huge bedrooms for London and ensuite shower was great. Friendly staff on reception. It is a brisk 10 minute walk to Balham train station (going to Victoria or Clapham junction) or the tube (northern line). Quiet at night although road noise (original single pane windows) may disturb some people - it is a quiet road though. It is right next to a large park/common as well.Rooms: Double bedroom was very large and comfortable bed. En-suite shower and toilet great.

Staff I met were friendly however in the morning after our trip I was making the bed and noticed old blood stains all over the duvet as well as many other marks. The manager of hotel has refused to give a refund and is now ignoring my emails completely. Expedia are not being helpful either. I am very disappointed at the poor customer service and failing of hotel on hygiene.
