I have suffered sustained and unacceptable neglect under this agency. I am asthmatic and the primary carer of a child, yet I was left without heating for almost three weeks in the middle of winter. This is not an inconvenience; it is a serious safeguarding failure. The lack of urgency, empathy, or accountability from staff demonstrates a systemic disregard for vulnerable tenants.
Over a period of just three weeks, I sent more than 50 emails attempting to resolve critical issues. The very fact that i have had to write a review about the volume of my correspondence speaks not to theie behaviour, but to the institutional failure that forced me to repeatedly chase basic, lawful standards of care.
As a result of this prolonged neglect, a boiler was finally installed two days ago. It functioned for one day only and has not worked since. As of 7:40pm today, I have made three phone calls since this morning to report the failure. I also emailed the maintenance team early today, providing photographs and video evidence. Not a single person has called back, emailed, or attended the property. This level of indifference is indefensible.
This situation is not merely ?bad service.? It is inhumane, degrading, and deeply distressing. It forms part of a wider pattern of ongoing issues, which I will document separately. What I have experienced goes beyond incompetence ? it reflects a culture of neglect.
There are three members of staff directly involved whose names I am choosing not to record here at this stage. However, I must state clearly that the Head of Maintenance has shown a consistent lack of care, professionalism, or concern for tenant welfare. At one point, I was offered accommodation in a hotel in Ilford late at night, with no consideration for my child, his schooling, or travel ? despite the existence of suitable accommodation nearby and even on my doorstep. I was left without any water to bathe, flush toilet or even brush my teeth.
I haven't had hot water for days.
I have had to use my own limited funds to secure temporary accommodation, based on assurances that these costs would be reimbursed. To date, those promises remain unfulfilled.
This entire experience has been cruel, exhausting, and dehumanising. It has raised my blood oressure , its left me with anxiety. It has taken an emotional toll that is difficult to articulate. No tenant ? particularly one with health vulnerabilities and a child ? should ever be subjected to this level of disregard.
What is worst is that I know of they try to give me notice, thankfully I can demonstrate publicly what I have endured.
I am.just tierd and want to settle in this flat and live in peace.
Ps, their emergency heating number no one answers.

If you want an outstanding service, amazing staff and clear communication then this is the place. There are good and bad points with loads of companies but with ASK lettings i just keep getting better and better experience. LANDLORDS seriously look no further you will be writing a similar post in 2 years from now!!!!!!!!!!!

Me and my 1 year old son currently in temporary accommodation living in one of this agency?s flats.
When we moved in 18th December 2024, I had damp and mould already in the property. I call the ?landlords? numerous amount of times and nobody came out to see to the matter. It?s only because I threatened taking them to the papers and to the local mp they seemed to do something about this matter (which may I add they sprayed the mould and I still have damp????)
Fast forward to June 2025 I had a leak in my living room that cause numerous issues in my house (again may I add that this issue has still not been resolved)
My housing officer has even been in contact with the ?landlords? and they have still proceeded to ignore her.
This letting agency has been nothing but stress this last year. I would never ever recommend this landlord agency.
