It had more of an Airbnb/ guest house feel. It?s very basic but the rooms were spacious and clean. I think I must have stayed in the newly refurbished room because my carpet seemed brand new and the bathroom tiles seemed new. Given the price, you get what you pay for. I just wanted a clean room and a quiet night sleep. I got that that, hence the 5 stars.

The homeless looking man who checked us in was rude, unprofessional and just a horrible human being. You don?t really expect an attitude when you?re paying to stay in this dump of a hotel but you get it for free so that?s the only bonus.The rooms are dirty, smelly and diabolical!!!The beds looks like something my grandad made in the 1950s from some old wood in the garden and some dirty looking curtains.The tv does not work at alll?. The blinds look like someone didn?t make it to the toilet on time ? the pillows are dirty and the door to the room doesn?t even lock.Save yourself the pain and just book a Travelodge

Love staying here , basic hotel . Like marmite . But ideal for stop over .always friendly staff . Bit eratic .but priced well for what u get .place is slowly getting improved .

If your looking for a great budget stay then this is your place. Good location, and the property has bags of potential. Currently under restoration, so expect some issues.No food on site, and you will need to either order delivery or drive out to eat.TV in the room not great at all but room a good size.Rooms: Large room, but very basic. Bed, lamp, bathroom. TV didn't tune into any channels apart from radio.Nearby activities: Connected well via motorway etc to Lakside shopping centre.

Like something from a horror film. Unsignposted, and hidden down an unlit track. Despite the obscure (yet accessible) location, it suffers from pervasive road noise - which the ancient and knackered windows do little to stop. Took 3 doorbell rings and 2 calls to get in - although I may have lost count. The window in my room was broken (actual glass missing, not just tricky to use). Half the plugs and lights in the room didn't work - and staff were already aware before allocating it to me. The electrical isolator was hanging out of the wall, so it's pretty clear this place hasn't had an electrical safety inspection recently. The mattress was thin, hard and seemingly well past the end of its useful life. The staff made the best of the appalling lack of investment, keeping the place very clean and being generally helpful. They're the only reason it's not 1 star. A sad, sad situation for a marvellous building to have fallen into.Rooms: Rooms are clean and a good size - but maintenance is zombie apocalypse grade.Safety: Electrics are clearly unsafe.Walkability: Building is almost inaccessible for pedestrians - as there's no pavement or lighting on the road. Bring a torch if you're walking.

The whole place is just nasty.The rooms, bed sheet, carpet, etc is visibly dirty.Doesn't looks like a hotel, more like a mind of homeless

This hotel is not suitable for the average tourist. In fact, I hesitate to even refer to it as a hotel. There was an unsettling atmosphere and the clientele was quite ?odd?. We did not feel secure during our stay. The initial room we were given was disgustingly dirty; I couldn't bring myself to sit down. They hastily cleaned it upon our arrival, quickly vacuuming and spraying air freshener to mask the odors. However, there were red stains on the carpet (definitely not from makeup or wine), brown stains on the sheets, and the bathroom was dirtier than a public restroom. They offered us another room, which was relatively cleaner, but only because everything in it was brand new - new carpet, new mattress, and new bathroom fixtures. The first night was tolerable, but on the second evening, we felt unsafe as someone attempted to enter our room while we were inside. Furthermore, upon returning to our room after being out all day, we noticed that the TV was on, leading us to suspect that someone had been in our room. For the sake of our safety, we checked out straight away. I understand that this place is the cheapest in the area, but it is truly not worth the risk.

If you turn up when youre supposed to and dont expect the ritz for £40 a night or the odd person chilling with a spliff watching the sunrise or set over the beautiful acres of cornfield this place is a hidden paradise bursting with potential and improving asthetically by the day. Rooms have all been recarpeted and redecorated. Free wifi. Nice wedding venue marquee and well kept garden grounds. I like this place.
