What a lovely hotel. The staff were great. Excellent value for money. Rooms are a dated, but still very good. It's an eclectic and quirky hotel, we loved itTo be offered a drink when we arrived was lovely.Thank you. I am sure we will be back.

Natalie is a wonderful person and made us very welcome along with beautiful Sidika they both did all possible to make sure we had a lovely time.Breakfast is top quality.The restaurant food fabulous cooked by the great chef Fred.Rooms: I had the attic room 1 up extra few stairs it's beautiful and peaceful although for tall people you may bop your head on the beams, the shower room and toilet are down the stairsFood & drinks: Top class food prepared and cooked fresh.I could eat a whole plate of the stuffed mushrooms.Sticky toffee pudding the best light and unctuous.Prawn cocktail lovely, Xmas dinner great, parfait dessert with cream yummy.Boxing day sharing starter perfect calamari, onion bhaji, samosa etcThen the most wonderful chicken curry and rice or bubble and squeak with slices of beef, turkey and gammon.Dessert tiramisu and brownies covered in cream ?Also there is the gin bar.A lot of enjoyment had ??Noteworthy details: It's a beautiful peaceful, oldy worldy period property.

We stayed in October and thought the hotel was fantastic. Natalie and family were very very helpful and welcoming in all regards.Massive projector to watch the world cup in the lounge which was great, and all round good facilities.Will definitely come back.

We have stayed here a handful of times, although this is the first time under this management.I think maybe that we were staying in a room that had been shut up and not used.Checked in fine. Dropped off bags, quick freshen up. Went off to Rye.Returned, had a glass of wine, got ready for bed. Minutes after getting into bed started coughing, wheezing. This got worse untill it became hard to breathe. Luckily I had some antihistamines in my bag. Had to take 2 to stop me coughing. We had to open the windows so I could breathe again. Spent an awful night laying fully clothed on top of the bed on a bathroom towell, (unable to get into the bed). In the morning with the sun coming through the windows we could see the huge amount of dust suspened in the air. With my girlfriend now also suffering the affects of the dust we decided to just shower and leave.I thought very hard before writing this review, I/we have stayed in a lot of hotels, some good, some not so good. This was a good hotel that has unfortunately now given me the worst hotel experience of my life.S.

Awful hotel. Front of house staff are rude (when they are around, which isn't very often). Restaurant was closed so had to find a pub to dine in - the only place walk-able is a Beefeater, which is not that great and they don't allow dogs - the whole point of staying in a hotel is to have facilities on site. This is more of a bad B&B rather than a hotel. Rooms were hot and not cleaned unless you request this (which they did not mention when we checked in). The lake is not very nice and the BBQ is rusted with very old garden furniture which is also rusting. No afternoon tea offered which is a big selling point on the website. There are much better places to stay nearby, I certainly won't come back!

Whoever has previously given this shambles of a place a high rating has very low standards ?and an even lower IQ.The worst ?hotel? I have ever stayed in - here is a selection of what you can expect if you are unlucky enough to stay here:Frogs are jumping around the ?jacuzzi? which is empty and covered in mossThe ?lake? is more akin to a Swamp and smells awful - also incredibly dangerous if you have childrenHostile and unhelpful management - particularly the surly female who mans the reception area (when she is actually around)Nobody around when you need anything ?they have a bell in reception which they do not respond to - we assume they sleep all dayNo food available - restaurant was closed and the bar they promote on the website was closedThey do not clean the rooms - also management staff cannot be bothered to clear up the communal areas regularly - there were no support staff there during the weekNo security - the front door is left wide open and anyone could walk in and rob the place and all the rooms as the receptionist is never thereProblems are brushed off - we had 10 wasps in our bathroom (windows were closed so they just have been in the roof) - the response to this from the management was ?you are in the countryside?I have wasps in my room?The hotel is very noisy - it is next to a main roadMisleading photos look like it has huge grounds - they have a garden which is next to a main road and is actually the drive to get to the hotelThe BBQ is rotten and disgustingNo air conditioning - very hot rooms and windows do not open fullyTV doesn?t work properly - signal is poor so unwatchableDodgy internet drops out all the timeThis place is a sorry excuse for a hotel - do not stay here under any circumstances unless you want to punish yourself.

Firstly, lets put some things straight! Some other peoples reviews are quite unfair in some areas. I would say regarding Location/proximity to the road, check Google Maps! It is not noisy as some people say despite being near a main road. The curtains are blackout curtains and as for the windows, the building is OLD, so if you expect triple glazed windows and noise-cancelling glass, then this place isn't for you! The décor of the hotel is lovely, with themed public rooms downstairs, kind of akin to something out of Rudyard Kipling times and the bedrooms were of a high standard and spotlessly clean. On the food and drink situation, this is a little quirky, as there isn't a bar as such, neither is there a restaurant like most "hotels". It wasn't really clear what drinks were on offer downstairs and what we could work out was the evening meal option only seemed to be a pre-booked Meze-type meal. There was a full menu in our room, but only found this before we checked out. Fortunately we had dinner plans already so an evening meal was not an issue for us. But assuming this is a hotel and not a B&B, with a serious intention of serving dinner, (to the Hotel Owners), if you want this to be an actual Hotel, then more work needs to be done on the food and drink side of things, either that or just advertise this as a B&B. A nice touch was the offer of a night-cap of whisky or brandy served in a crystal decanters which were available to "help yourself" to. But both the brandy and whisky decanters were basically empty! So we literally had tiny sip each. Breakfast was OK but we were only offered a Full English or a Continental breakfast which we had to pre-order the night before. When we arrived at breakfast at our allotted time, there wasn't a soul around. Tables all laid for breakfast and lots of empty glasses but no fruit juice available. We had to go and find somebody to tell them we were there. Lastly, overall our stay was nice. We were welcomed by a lovely lady, check in was fine, we were shown to our room where both the bedroom and bathroom was of a very high standard and quite spacious. The breakfast was OK but as I said before, the food and drink situation needs some work! Final thing, might be an idea to get a card machine which works on a hard-wired connection. I tried to pay the bill on several occasions and the connection switched from 3G to even 2G at one point(!). Mobile phone signals are quite patchy so in the end I had to settle my bill via internet banking. Again, not the Receptionists fault, but it was a hassle.

This hotel has got some really nice rooms. I've seen them online. Ours though was not one of these. The bathroom was fantastic; worthy of a far better room. The worst thing about our room was the single-glazed window. Firstly, it was at the front of the building and this is much nearer the main road than we had appreciated in advance. Secondly, the curtains were so thin that they made basically no difference to the illumination in the room. This matters in the morning, when the sun rises right into the window. It also matters at night when the light pollution that illuminates the building the complete time shines right in. The traffic noise, with the slope, and the light really wasn't ideal. It is not all bad, once you've found it. There is a sign. The downstairs is extremely posh. I particularly liked that they had old leases framed on the walls. I sometimes have to read such documents in my work and had never considered them decorative. The diminutive elephant was cool too. If you are the sort of person who likes to hang out with other hotel guests then this might suit you for knocking around in. We're not that social though. We tend to prefer self-catering accommodation but that was not possible this time. The grounds are nice too. I would like to have spent more time out there and got to the back story of the North Wiltshire District Council wheely bin. I also liked that we were easily able to walk to Beefeater (which offers an unlimited breakfast, rather than the partial Monty that we received). If I were to give the management any pointers it would be to sort that window out.

I stayed here for a wedding in Hastings and the owners of the B&B could not have been nicer, more accommodating and overall great hosts. If I am ever in Hastings again, I will be staying here if I can.

We were a little disappointed in our stay. The room was lovely, we had read reviews about the food in the restaurant and were looking forward to a meal in the restaurant as it was our anniversary. Unfortunately, there was no food being served at the hotel atm. Breakfast was fresh an nice but there was no menu and we weren't asked or told what they served. Consequently, 2 cooked breakfasts came out both topped with baked beans that had seen better days. Unfortunately, i dont eat beans and would have said this if told. I dont like sending things back. They redid mine, and it was then fine. It was a shame as the hosts were off, so felt it would have been a better experience if it wasn't their day off. Other than that i just felt the advertising was all wrong and not updated with no evening meals or local drinks as quoted.
