We had a great stay, Matthew the owner was friendly and very welcoming. Our twin room was a good size, comfy beds, quiet and very clean. Bathroom was nice, with a good hot shower and great light in the mirror. Breakfast was 10/10 couldn't fault it! Full English, omelette or pastries to order from the night before and then a choice of cereals, yoghurt, toast, fruit and tea/coffee. Location was right near the beach, shops, buses and about 20 min to the train station. We highly recommend and would love to stay again if we are ever back in Eastbourne.

Fantastic 3 night stay at this B & B, we were met by Matthew on arrival who was a great host and so friendly. Room was very large with extra bench seating and coffee table to sit a look out at the views. The room ( room 4) had a large balcony with table and chairs, road noise at night was not a particular issue, due to good double glazed windows. The room was furnished to a high standard with a very comfy bed and perfect pillows, and was extremely clean, extras included were an electric fan, a blanket and hairdryer, as well as a large amount of teabags/nescafe coffee sachets/uht milk pods and packets of biscuits which could be topped up if requested. Breakfast consisted of full English which was cooked to order and had quality ingredients, or could choose from an omelette with different fillings or a selection of bread/bacon/pastries. There was also a good selection of cereals and they were all good quality too, as well as flavoured yoghurt pots and Greek style yoghurt pots and fresh chopped fruit. You can also help yourself to bread with a toaster provided, and a selection of preserves. For drink there's filter coffee, nescafe coffee sachets and a hot water machine for tea making. There was also very good orange juice and a bottle of lovely cold water. ( I only had to ask for water and Matthew remembered for the next day breakfast). Matthew was very attentive asking if there was anything we needed. We would definitely recommend 'by the sea' to anyone who wanted an adult only place to stay with it being one of most comfortable places we've ever stayed in. Thank you Matthew

Perfect host perfect location everything was perfect we will be back best b and b in Eastbourne. Sat on the window seat in the mornings having coffee and looking at the sea. And watching the world go by

absolutely fabulous bed and breakfast. Best ive ever stayed in. room was immaculate, breakfast absolutely amazing and owners couldnt have been more friendlier without being in your face. I would higly recommend this place out of all places in eastbourne. very reasonably priced as well

Very nice, close to the ocean, clean and equipped with everything you need, Heather is very kind and prepares a great breakfast, we will definitely be back there again.

The reason i picked By The Sea was of ground floor un-suite room available, as i have a disability. The window facing the back so no traffic noise.Great choice for breakfast and customer service top marks.Only thing is it should be a 4 star and not 3 star.The Pier half mile along the front, and the town centre just passed the pier the turn right then couple hundred yards. Plenty of seating along the front if want to have a long walk.

This bed and breakfast is lovely with very friendly hosts, the breakfast is very good with a great selection of chopped fresh fruits, , yoghurt, toast, fresh coffee and tea and good selection of cearels and a very scrumpy omelette cooked to perfection. It is a good location opposite the Pavilion Park and beach with a 10 minute walk to the pier. The room is very clean with good facilities I would definitely stay here again and would recommend it to anyone

The best b&b ever stayed in. Fantastic location, lovely spacious room, everything spotlessly clean. Had our own personal balcony which was lovely in the evenings to sit and watch the world go by with lovely sea views. Matthew and his mum couldn't do enough for you but at the same time were not intrusive. Fantastic breakfast, so much choice and beautifully cooked and presented. Looked forward to our chats in the morning when we came down to breakfast. Cannot praise this establishment highly enough. fellow travellers agreed with us. A little gem of a find overlooking the beach. Will definitely stay again when we are down this way. Thankyou Matthew, Heather and Beth.
