The recently renovated reception area gives you a false sense of security that this is a hotel rather than a hostel. The rooms are functional. Dirty, tired & in our case missing a picture above the bed (but not the hooks to which it once hung). The bathroom had several of the previous guests hairs lurking in different corners - I?m confident that the hairs were owned by more than one previous guest due to an assortment of lengths & colours. On the day we stayed (September 16th room 206), the hotel systems were down. Luckily for us we arrived before the crash - most guests weren?t so lucky. At a cost of £203 for a night (thankfully without breakfast) - I?d rather have slept rough at Brighton pier. Stay healthy, stay away from here

Great location and nice staff but the whole hotel is grubby and run down, holes in the walls, broken doors, lifts not working and if you paying for a balcony make sure you request the apocalyptic finish with a electric cable dangling.

Where to start. Car park feels like a zombie apocalypse, needs repainting and really shouldn?t cost £25! Lift from the car park was broken. The room was like a sauna, a/c wasn?t working. Found a fan in the wardrobe that we had to prop up with 2 chairs as the legs were broken. Bed is very uncomfortable. Decor is snot green and dated. The room was not over clean, with mould in the bathroom. Half of the plug sockets didn?t work either. Delphi at reception was lovely and the location is great. But I wouldn?t chose to pay to stay here again. Not the typical standard of a Holiday Inn. Some upgrades are definitely needed.

My second stay in this older proeprty which is centrally located on Brighton seafront. I had booked a larger room with a seaview and terrace and was not disappointed - excelent value when compared to other Brighton hotels. The lobby had been refurbished since my last stay and offered a very nice cafe bar with extremely good service and a good choice of snacks - including takeaway pizzas for room consumption. Buffet brealkfast was very good.

On entering our room, the room was extremely hot!! The air con did not work so we got the fan out of the wardrobe. Even with opening the window, fan on and keeping the heavy curtains closed, the room was like a sweatbox!!! I told reception Sunday morning and she said when we got back there would be another fan?. Of course there wasn?t when we returned so another night of burning hell!!! Shame as the location is lovely but barring Megan and the bar staff, the receptionists were quite condescending and unapproachable.

Amazing staff thought I'd sprained my ankle but came home to Leeds and its broken but can't thank georgina and diyan enough for helping me when it happened outside the hotel staying with me and taking my mind of the pain the hotel was amazing and well back again next year

I wasn't expecting much. Every other hotel I have visited in Brighton has been a disappointment - poor value and shabby. So my experience at the Holiday Inn came as a pleasant surprise. I booked via IHG. No platinum upgrade due to high occupancy. But the room was surprisingly spacious and comfortable. The aircon was more than adequate and a welcome relief from the unexpectedly warm weather. Housekeeping was also excellent. Breakfast was standard Holiday Inn. My only complaint is the poor sausage quality. Otherwise good. Team at reception were excellent and could not have been more helpful, despite the high workload of a busy August weekend.

Quite a nice hotel. Rooms were okay with facilities, tea and coffee. Good size dining room as well as a bar. The hotel has parking but it is charged although under cover. Good location on the sea front and not far from the main attractions.

Friendly staff, nice atmosphere, food is great. Yes some of the decor needs a spruce up in the rooms but it?s ok, the bathroom was updated and clean. So far so good, we are currently staying here and happy. I don?t understand why anyone has said the staff aren?t warm as i?ve found them really welcoming when i?ve asked for anything.

This is an adequate budget hotel. However, I was charged £304 per night so rightly my expectations were somewhat higher. The staff were helpful but unprofessional (lollipops in mouth). The rooms (they showed me two) were very poor indeed. In the room I stayed in, the wardrobe door was hanging off, the TV was broken because the arial was frayed, the chair had a large water stain and brown stain (yuk, I didn?t sit on it - only imagined what the stains were), wallpaper was bubbling and detaching from the wall, the paintwork was battered from years of neglect. As mentioned, if I were on a budget, I?d be satisfied, but value for money this was not. I feel swindled and I definitely won?t ever stay in any Holiday Inn again. Very poor and disappointing indeed.

Great location for us on the seafront. Car parking on site. £20 per day if an IHG member (loyalty club) Staff very friendly and helpful. Check in did take ages as lots of people before us. We had room 224 which had a side sea view towards the front. Very easy to get to as close to the lift but not noisy. Compact bathroom but with spacious shower (no bath) one noticeable thing was that the shower was on a flexible hose not one of those horrible fixed head types. Very little water ended up on the bathroom floor either - unlike other hotels we have stayed in. Plenty of hangers in the wardrobe but could have done with some drawers. No Room Safe was the on, y thing I could find to moan about the room. Breakfast had a choice of hot food and chilled too including fresh fruit and very good croissants. Hot chocolate from the machine was excellent. Orange juice was not bad. Service and friendliness of the staff especially good. Book in advance for best price and if an IHG member you get special pricing too which could save you money - certainly on the car parking. Certainly would stay again. Did I mention how good the staff were?

After a lovely day out exploring , how disappointing to come back to our room which had not been made up!! Called reception, took an age to get new towels and restock the hospitality tray, which only had 2 teabags to start with!!?? Really guys, we can do better than 2 teabags surely...room was ok, as was the bathroom, on the small side, but you don't go away to stay in the bathroom. On the plus side, comfortable bed and efficient, friendly check-in.

No toothpaste etc provided in bathrooms without asking. Room service order arrived 1 hour late. TVs had not been re-tuned for over 2 years, which meant lots of missing channels. It was not an internet connected TV. Small things were broken such light on card lock reader, fixings on ceilings were loose.

I stayed here after a terrible experience at another hotel. I want to thank the night manager and hope this gets passed on I did mention it on check out. She was lovely, and I have no idea why she picks to work nights. Day time check in was very very average. I highly suggest that from a business point of view. What the breakfast was offering was good as well! Location perfect, good size room. Thank you and see you soon

I booked this hotel for a birthday trip away and was really disappointed. It felt like a 2-star hotel at the very most and certainly nowhere near a 4 star. I had upgraded to a suite, so was expecting something a bit special but the room was really tired with stains on the carpets. The balcony was like something out of a run down council estate with some cheap furniture. You are paying for the sea view and nothing else - do not waste your money! We had to walk through a building site from the car park to enter the hotel and the reception / seating / bar area was swelteringly hot. The toilets by reception were out of order and we had to go to our room to use a toilet. It didn't get much better overnight and we were kept up by all night parties in the rooms either side of us with obvious drug taking going on. We had to leave in a rush (as we slept in due to being kept up all night) and didn't have time to complain on checkout, so submitted a complaint once I got home and despite chasing I have not yet had a response from the hotel! Their parent company IHG have been much more responsive, encouraged the hotel to respond to my complaint and credited me with some points while I waited for a response from the hotel. Upon further chasing by IHG the Duty Manager, Megan, agreed to refund me £100 for the upgrade and to compensate for their poor customer service but on contacting the hotel they have retracted this and I am still yet to receive any communication from them about my complaint. They obviously don't have a complaints procedure in place and should not have to rely on their parent company for a response. Extremely poor quality and customer service and I would avoid this hotel at all costs!
