Soon as I walked up the stairs the carpets were dated with stains then the room needs a total revamp duvet set creased and looked 10 yr old dirty mirror all odd furniture no where to hang coats the carpet had marks all over.Wasnt any white sugar the milk was off so I bought some from shop.It rained all weekend the room was cold the radiator wasn't on and no other heating available we looked out onto a building renovation.Then the breakfast no customer service whatsoever made my own drink after I worked out how to use the machine no fruit juice offered then told only do full English so I asked for egg bacon sausage with toast I got 1 crumpled up chewy bacon 1 sausage and my egg was on top of the toast .My son wanted a bacon butty but no can do so ended up with 2 slabs of crusty in eatable toast with butter. Honestly we couldn't wait to leave

Whole place seemed dirty with sticky bannisters and carpets. Booked with breakfast included, when we returned to hotel for the night we asked about it and was told it wasn't included, we would have to pay another £15 each! No soap in room with rock hard bed, couldn't sleep so we packed up at 12.30 and drove home.. Not happy.

Avoid! This was a present for my two daughters as one of them had come from Australia to visit. It?s fair to say some of the hostels she?s stayed in we far superior! My daughter?s review below No hand towel and bathroom floor was soaking. No bath towels . Asked for a hand towel to be left and a towel for the floor so we could dry it, only a hand towel was left. No fans available & no aircon. Made a very uncomfortable stay. Staff unhelpful Shower had a big leak quick kept us awake until we put a towel down in the shower. Fag ash burns all over the window sill. Breakfast wasn?t even slightly warm. It was extremely cold. Let a member of staff know everything and just said she would pass the message on.

Great place to stay staff very helpful and friendly. Breakfast was lovely and also the main meal. It has a great beer garden to the rear of the pub. ?

I had a bottle of wine here while reading a book. The owner was very friendly and helpful, the chair and table very comfy. Gets busy - so clearly popular. I would (and have) go back.

Stopped in for Sunday dinner. Food was cold, lamb was tough as boots, never heard of horseradish sauce. Not a great meal.

Our room could not be described as comfortable. The bed sagged in the middle and the pillow and duvet were not the best. The carpet looked old and was poorly fitted. The disco over the road went on until the early hours as did the noise from the rowdy groups of youths in the street below. The bathroom provisions were minimalist - a small tube of shower gel and shampoo, one thin towel per guest- no hand towels or shower mat and no soap. On the positive side the shower appeared new and was warm and quite powerful, tea and coffee making facilities were provided and the staff were friendly. The room wasn?t expensive and to some extent you can expect to get what you pay for however we had an uncomfortable night and wouldn?t return.

Stayed for a night and overall everything was great, comfortable bed, great location close to manchester and peak district... Reason for the 3 ? stars is that the room itself felt quite small for that price, i have been in places slightly cheaper and have better value for money; so if you're staying for a while perhaps get something bigger.

Just sitting in the royal oak eating and excellent portion of squid beautifully presented well dressed portion of salad and fresh tasting tartar dip. The squid is whole artfully cut and presented wonderful

I?m not one to complain but felt I had to comment on this hotel to make others aware. The decor is in desperate need of a little TLC or a complete revamp. Rooms looked as if they could also do with a good clean. Breakfast was a real disappointment too. No fruit or yogurt available, just some weetabix or co co pops. Cups and saucers were also hard to come by too! Basically it was a cooked full English fry up or nothing, quality and quantity left a lot to be desired. Two out of the three days we stayed breakfast was served cold! We saw another couple actually send theirs back to the kitchen because they were served cold. When the guest spoke to the chef he just commented ?yes I know? To be brutally honest I would not return to this hotel if it was offered to me free.

Overnight stay as we wanted somewhere convenient that is close to a good trail in the Peak District. The owners and staff were friendly. The rooms were good for the money - we just wanted somewhere cheap and cheerful and this place had a pub underneath which was a win for me. For £40 per night, it does the job. We barely spent time in room anyway. The shower required 10mins to heat up so had to leave it on for a while. It was too cold for me and there wasn?t enough time, so I ended up having a cold shower but atleast my partner had a warm shower thanks to me. The location is in a good spot if you want to do a good hike with a pub crawl afterwards. The Royal Oak itself is an alright pub with chilled atmospheres.

Lovely food great service and the open fire is just heaven in the bar area
