Having rented numerous properties privately for over a decade, I can unequivocally state that Staples & King is by far the most incompetent, unprofessional, and fraudulent company I have ever encountered. The property I rented was handed to me in an utterly appalling condition, which is fully supported by the photographic evidence I have attached. Over the course of my tenancy, I made extensive improvements at my own expense, replacing filthy and mouldy fixtures, ultimately leaving the property in far better condition than when I received it. Despite this, Staples & King had the audacity to attempt to take money from my deposit for cleaning.
To make matters worse, they failed to properly wire the off-peak element of the water heater, a critical issue that went unnoticed for 18 months. This error meant I was being overcharged for electricity for the entire duration of my tenancy, yet Staples & King made no effort to apologise or compensate me for the additional costs. Instead, they completely ignored my attempts to address the matter, including my correspondence and photographic evidence. As a result, the process of retrieving my own money through the TDS is still being unnecessarily delayed.
Efforts to contact the owner have been futile, as they are blatantly ignoring me. My entire experience with Staples & King has been nothing short of a nightmare. This company is nothing more than a group of untrustworthy, negligent individuals who have zero regard for their tenants? rights. Avoid them at all costs.

Fraudulent AGENTS
I had an awful experience with the estate agent. They wasted three crucial weeks of my time after taking my deposit, processing my references (which were approved in two days), and even giving me a provisional move-in date. Just a week before I called them to give me key collection date maybe earlier and then they said landlord is doing proffessional cleaning, once done will let me know .
After three days, I called again to get an update on the property. The same answer was given. After chasing them again they said the current tenant has not vacate the property and not sure when it will be. Their ensured me as soon the tenant will vacate the property I will be the first one to contact. I Just saw the property today its been Let by as seen in image. It should be investigated for misleading.
Due to their communication and information nearly left me homeless, especially with the upcoming festival season, making it difficult for someone with a full-time job to find a new place after receiving notice to vacate current home.
This situation reflects extremely poor customer service and should be investigated to prevent them from making anyone else homeless in pursuit of extra commission. It?s unacceptable that the property was rented out to someone else after all the agreements and references were completed with me.

For sale sign mistakingly erected against my property wall. When I called Staples & King to ask for it to be removed I was told firstly it wouldn't happen until the next day, when I insisted it was removed today I was passed over to Richard King the company director who advised me the signs were sub contracted out and it wasn't his problem. Nice touch Richard. Coincidentally, we are in fact going to list our property for sale this week and had shortlisted your company to complete a valuation.
That obviously will not be happening now. Sometimes these things happen for a reason. Choose your words carefully next time Richard. There is absolutely no place for being rude to anyone.
If the company director behaves like this I can only imagine why the past reviews for this branch are not very good.

Very rude and unprofessional!
I have phoned them several times regarding a few properties. They advertise them as being available but when you phone them they instantly say they are unavailable. They are dismissive and have a condescending attitude towards potential clients in my opinion!

Some time ago they refused to rent an apartment to us 3 days before moving. In a word, they made us homeless in suitcases with no alternative. Only by a miracle we managed to find a room so as not to sleep outside....

Bad agent. I would give them a 0 if I could. We saw a property in Slough through Laura. To put it short, due to dire circumstances we had to move out of London. They said we had to give a month notice, and yet the entire process was taking unreasonably long. We wanted to know ASAP when we could give notice, or potentially lose the property. Our references were accepted Thursday, and by the weekend we still didn?t have any confirmation we could provide the aforementioned information to our landlord. Naturally, we got quite frustrated at how carelessly the agent was handling the situation, and I raised my voice. HOWEVER, all of a sudden, we get an email saying we ?verbally abused? the agent?!?! The landlord was informed using this aggressive terminology and we lost the property. Thankfully we didn?t give notice because we would?ve lost our own home. Me and my family were quite taken aback. There were, no exaggeration, ZERO, insults, threats or even criticism thrown at Laura. Not sure how long she?s been in her role but considering the nature of it, she should know that customers will get frustrated when you?re dealing with THEIR LIVELIHOODS. Be careful upsetting this agent in any way or you?ll lose your chance at getting a home! Absolutely awful

Very bad customer service once they booked the valuation appointment then one day before they cancelled it, said it?s waste of time to go there so we do valuation from the office.

Highly recommend Richard, David & Clare at Staples & King. They've been honest, hard-working, helpful and proactive, with the sale of my property and purchase of another. I will definitely use them again in future!

They are very rude, unprofessional letting agent. They are only concerned about money. No timely service will be provided after you let the property. Inspite of agreement with them, third party will inspect property to find fault and make sure that your deposit is not returned. Very ride and bad letting agent in the area.
